This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: Show corrections and revisions on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and notate sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. SECTIONS - DETAILS: 1. Provide manufacturer's calculations and data for pre-engineered trusses dated and wet-sealed by an engineer who is registered in Arizona, or notate the requirement for deferred submittal, R106.1. 2. Specify all ledgers connected to masonry walls with 3x material, R606.11. Clarify Detail 3/4. 3. Specify a #15 water-resistive barrier over studs of all exterior walls, R703.2. Clarify Detail1/6. 4. Show 1" air space between sheathing and veneer R703.7.4.2. Clarify Detail1/6. 5. Notate and dimension the masonry fireplace chimney. Show a minimum 2' termination above any roof point within 10' measured horizontally, R1003.9. PLUMBING PLANS: 1. Show the water service pipe size with sufficient capacity for controlling excessive flow rates by including a water fixture total for the building, UPC 610.3. The existing 1" service pipe may require upgrading. 2. Show plumbing drainage and vent sizes for the outdoor sink, UPC Table 7-5. 3. Provide gas pipe sizes in compliance with connected demand, UPC 1217.2, & Table 12-8. Clarify if the BBQ branch piping connects at the gas meter rather than at a point along the 1-1/2" main line carrying the total building demand. 4. Revise the gas demand factor (1,000 BTUh = 1 CFH) conversion coordinated with Southwest Gas. MECHANICAL PLANS: 1. Show supply and return ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, R1103.2.1. 2. Provide return air duct and register sizes meeting minimum requirements of 72 SQ IN/ ton, M1403. Minimum duct/register size: heat pump or air conditioner - 6 SQ IN per 1,000 BTU (1 ton cooling = 12,000 BTU). The replaced 2-1/2 ton unit #1 requires a minimum 180 square inch duct rather than a 160 SI duct. Also, show a 16" diameter RA duct rather than a 12" duct. 3. Show dryer vent size and location for venting to exterior, M1501. ELECTRICAL PLANS: 1. Island counter tops require at least one receptacle outlet within 12" below the countertop surface, E3801.4.2 and E3801.4.3. This applies to non-portable counters. 2. Indicate the location of all disconnect switches for air handling equipment (CU#3), E4001.5.
