This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: Show corrections and revisions on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and notate sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. SITE PLAN: 1. Indicate the location of buildings, utility meters and gas, water, electric and sewer lines from property line to building, R106.1.1. FLOOR PLANS: 1. Show the spiral stairway as R311.5.8 compliant. SECTIONS - DETAILS: 1. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2. 2. Specify water-resistive barrier equivalent to two layers of Grade D paper over the wood based sheathing and exterior plaster wall coverings, R703.6.3 3. Clarify (sheet #3) the scupper size meeting the 4" minimum width for the area served at a 3 in/hr rainfall rate, Table 11-1, IPC 1107.3. PLUMBING PLANS: 1. Provide pipe sizes (diameter & length), average pressure and a complete fixture unit schedule. Show the water service pipe size with sufficient capacity for controlling excessive flow rates by including a water fixture total for the building, P2903.6. MECHANICAL PLANS: 1. Show a secondary condensate drain line from interior equipment to a conspicuous point of disposal, M1411.3.1. ELECTRICAL PLANS: 1. Show a smoke alarm at the lower landing area, R313. 2. Show panel "B" on electrical riser diagram, E3303. 3. Show the location of panel "B" on the Electrical Plan, E3501.6.2 & E3605.8. 4. Show panel "B" feeder conductor and overcurrent protection size, E3605 & E3605.5. 5. Show the water heater on the panel schedule showing wire size and the circuit protection rating, E3602.2.. 6. 01/18/2012 | MARTIN BROWN | FIRE | REVIEW | Denied | This residence will have a "fire calculation area"(2006 IFC Appendix B, Section B104.1) greater than 3,600 sq. ft.: therefore this house will require a residential sprinkler system unless the fire flow in the nearest hydrant is a minimum of 1,750 GPM and the hydrant is within 400 ft off all parts of the residence. (2006 IRC Appendix L , as amended and 2006 IFC Appendix B, Table B104.1 & Section 508.1.1 IFC). Flow data (static pressure, residual pressure, GPM) available from the Fire Department (520) 837-7029 or 837-7030. Residential or quick response sprinklers shall be used. The sprinkler system may be connected to the domestic water supply, provided the required design density can be met. Be advised that Tucson Water will not allow a residential sprinkler system to be supplied by a 5/8" meter. A minimum of ¾" meter will be required by Tucson Water. Residential fire sprinkler system shall be installed in accordance with the 2006 IFC and NFPA 13D. |
