Delineate and provide dimensions for the existing and future right-of-way (ROW) along with the future curb locations on the site plan (LUC Sections 2.8.3.2.A and .D). 2.) Depict, with dimensions, the four hundred (400) foot Scenic Corridor Zone (SCZ) on the site plan (LUC Section 2.8.2.3). Also provide the thirty (30) foot natural landscape buffer on the site plan (LUC Section 2.8.2.4.A). The landscape buffer is to be preserved and maintained in its natural state (LUC Section 2.8.2.4.A). Both the SCZ and the Landscape Buffer begin at the edge of the future right-of-way (F/ROW) (LUC Section 2.8.2.3). [See Illustrations 2.8.2.3 and 2.8.2.4.A on pages 129 and 130.] 3.) Declare the height of each proposed structure on the site plan (LUC Section 2.8.2.5) and provide dimensioned elevation drawings for each proposed structure (LUC Section 2.8.2.5). The maximum height of any propose structure may only be one-third (1/3) the distance of the structure from the edge of the F/ROW (LUC Section 2.8.2.5.A). [See Illustration 2.8.2.5 on page 131.] Demonstrate compliance with the setback and height requirements on the plans. The maximum height of none-residential structures is thirty (30) feet (LUC Section 2.8.2.5.A.2). 4.) The elevation drawing for the parking structures with the photovoltaic systems identified as P1 and P2 on the site plan for T11CM03131 should be included in the SCZ submittal. The dimensioned drawing identified as "10 degree custom solar canopy section" on sheet number PV1.0 would be ideal. 5.) Any sit that has at least two hundred (200) feet of frontage along a Scenic Route must have view corridors that meet or exceed twenty percent (20%) of that frontage (LUC Section 2.8.2.6.B). The depth of the view corridors is equal to the depth of the SCE (400 feet). This requirement must be demonstrated both mathematically and graphically on the plan. [See Illustration 2.8.2.6.B. on page 132.] 6.) Building or structures that are visible from the Scenic Route must have "colors which are predominant within the surrounding landscape, such as desert and earth tones" (LUC Section 2.8.2.10.A). Provide a note on the plan stating these requirements. 7.) There may be additional comments for information provided or required with subsequent submittals. |

T11CM03131 RECEIVED: Scenic Route Overlay Zone submittal on October 19, 2011 The subject submittal has been reviewed. We offer the following comments. Prepare a detailed response that explains the revisions that were made and references the exact location on the Site Plan where the revisions were made: 1.) Provide the names of the intersecting streets where the church is located. Please be advised that a location map would be also very helpful. 2.) Dimension right-of-way, including any applicable Major Streets and Routes (MS&R) Plan right-of-way. Delineate and provide dimensions for the existing and future right-of-way (ROW) along with the future curb locations on the site plan (LUC Sections 2.8.3.2.A and .D). 3.) Clearly show the 30' natural buffer on the site plan (LUC Section 2.8.2.4.A). The buffer must be preserved and maintained in a natural state 4.) Clearly show the 400' foot Scenic Corridor Zone (SCZ) on the site plan (LUC Section 2.8.2.3). 5.) Provide the height of the proposed structures on the site plan (LUC Section 2.8.2.5). 6.) The site is impacted by two regulatory washes. An unnamed wash impacts the site on the north side and Hidden Hills Wash impacts the site on the south side. The proposed work appears to be in the Hidden Hills Wash area. Delineate the washes floodplain to determine if the proposed work is impacted by the regulatory floodplain and if it requires a floodplain use permit. 7.) Replace "Pima County MS & R" with "City of Tucson MS & R" in the "Existing Zoning" information on the Site Plan. 8.) Additional comments may be offered with subsequent submittals. The photos and the NPP application docs will not be filed with the landscape plan in our records, making the photo info irrevalant for the landscape plan. 5) Revise the landscape plan to include replacement for any Prosopis velutina or Cercidium removed as part of the project. These species appear to be depicted in the photos. |
