The development is for an Emergency Communication tower with associated equipment proposed within an already distrubed area of the site behind an existing fence on decomposed granite. Per Tucson Code 26-4.8 the improvement falls under an exemption also per DS Sec.9-06.1.2.C This Development Standard may be applied to an exempt application at the request of the applicant, which is the case here.

09/14/2011 JOE LINVILLE LANDSCAPE REVIEW Approv-Cond 1) The PDSD Landscape Section recommends approval of the application, subject to revision of the plans and compliance with the following conditions:

A) Revise the site and landscape plans to label and delineate the Protected Riparian Area per DS 9-06.2.4. This would include all undeveloped, landscape space within the 50' WASH study area.

B) Revise the plans to indicate that the existing chain link fence will remain in place during and after construction to protect existing riparian resources. DS 9-06.2.5.B.2.h

C) Provide a 20' wide area adjacent to the top of the wash bank to be hydroseeded with a native seed mix. DS 9-06.2.5.B.3

D) Revise the landscape plans to include a description of the maintenance program that provides for revegetated/restored or enhanced areas. Identify the party responsible for the required maintenance. The program shall include irrigation to establish native plants, provide for regular inspection, removal of invasive species, and native plant replacement as necessary to successfully establish the mitigation habitat. All mitigation plantings and related improvements shall be maintained for at least three years following
installation. DS 9-06.2.5.B.3.b.3

E) Revise all plans to identify the Hidden Hills Greenway Corridor per the Pima Trails System Master Plan (See P. 63., Greenway Corridor With a Trail and Path Adjacent to a Drainageway/Wash). PRIOR TO FINAL APPROVAL, THE OVERLAY CASE NUMBER MUST BE LISTED ON ALL SHEET OF THE SITE PLAN AND SUPPLEMENTAL SHEETS IN THE LOWER RIGHT HAND CORNER NEAR THE TITLE BLOCK. IN ADDITION, A NOTE MUST BE ADDED TO THE SITE PLAN THAT LISTS THE CASE NUMBER, TYPE OF OVERLAY, DATE OF APPROVAL AND CONDITIONS IMPOSED, IF ANY.
