Overlay Zone Application - Scenic Corridor Zone (SCZ).

TRANSMITTAL DATE: March 9, 2011

COMMENTS: Please resubmit revised drawings along with a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1) It does not appear that a site plan has been submitted for this project. Prior to approval of the SCZ Overlay a site plan that meets the requirement of D.S. 2-02.0 must be submitted to PDSD.

2) Show the 400-foot SCZ corridor boundary for both Silverbell Road and Ironwood Hill Drive on the plan.

3) Please add the following notes to the site plan.
i) No grading beyond that is necessary for siting of buildings, drives, private yards, and structural improvements. All viable vegetation with a caliper of 4 inches or greater and all saguaro cacti will be preserved or relocated on the site per the Native Plant and Preservation Ordinance.

ii) Drainageways are to be maintained in their natural state.

iii) All new utilities for development on private property or public right-of-way will be underground. Trenching is permitted for the placement of utilities lines, if area is revegetated in accordance with Land Use Code Sec. 3.7.5.2.D

iv) Building or structure surfaces, which are visible from the Scenic Route, will have colors which are predominant within the surrounding landscape, such as desert and earth tones.

v) Fencing and freestanding walls facing the Scenic Route will meet the material restrictions in Sec. 3.7.3, Screening Requirements.
