Miracle Mile Road General Plan 1/13/11 JB The applicant is requesting a variance to encroach into the future set-back line to allow for a larger office/clubhouse. Local historical groups have requested that the office/clubhouse be increased in size in order to hold meetings and tours; and to include a second Cactus Garden along Miracle Mile to tie in with the existing historic Cactus Garden onsite. However, to provide for a larger office/clubhouse the only direction that it can expand into is towards Miracle Mile. The building pad for the office/clubhouse is constrained as to the south is an existing PAAL and existing historic buildings and historic cactus garden. Any expansion to the east or west is constrained by new structures and drives. This site is within the boundaries of the General Plan, which provides land use guidance for this request. The General Plan calls out to foster the continued enhancement and expansion of Tucson's existing historic districts and landmarks. The General Plan encourages the revitalization of historic commercial areas and corridors in keeping with historic preservation goals. It considers the needs of unique preservation resource areas that require special attention, with a needed focus on the preservation of historic vegetation and landscapes. The Ghost Ranch Lodge is an example of the adaptive reuse of an historic landmark, and preservation of historic vegetation, which creates an atmosphere for authentic expression of Tucson's heritage. Staff has no objection to the proposed variance. |

It should be noted that all improvements in the future right of way maybe subject to demolish at the time of widening improvements for Miracle Mile. Demolish of the development improvements within the future right of way will be at the expense of the property owner.
