The applicant is permitted to construct improvements to a multi-family residential structure at 1050 East 8th Street in the City of Tucson. The project is within a special flood hazard area (FEMA Zone AE, Panel 2277). The project shall comply with the requirements of the City of Tucson Floodplain Ordinance Tucson Code Chapter 26. The following conditions apply to this project:

1. The project shall comply with DP11-0008 which is made a part of this permit. If the plans associated with this permit are revised, the revisions must be reviewed again for compliance with this permit.
2. The lowest floor of the addition shall be no lower than the lowest floor of the existing structure.
3. The improvements are not a substantial improvement. The estimated cost of the addition is $523,797. The full cash value of the existing structure is estimated to be $1,837,497 according to the Pima County Assessor.
4. Any site work or additional improvements to any structure on this site not shown on the current plans (DP11-0008) shall require an additional floodplain use permit.
