The applicant agrees to comply with City of Tucson Floodplain and Erosion Hazard regulations, and is particularly bound by the conditions stated below. Violation of any of the conditions stated or referred to below, as determined by the City Engineer, shall be grounds for revocation of this permit. Responsibility for renewal of this permit, if necessary, is with the applicant. Issuance of this permit does not constitute a waiver of other requirements contained in the Tucson City Code, Land Use Code, or any other Federal, State, or local regulation. No use other than as permitted herein is allowed. Additional uses allowed under City of Tucson Floodplain and Erosion Hazard Regulations require the issuance of an additional Floodplain Use Permit. The following conditions shall apply to this permit. 1. All work shall be as presented in the approved improvement plans which are made part of this permit (T11CM03178) which is for improvements to an existing structure. 2. The improvements do not comprise a substantial improvement. The cost of the first phase is estimated to be $61,949 (Better Built Builders) and the estimated cost of the improvements for all phases, including the first phase, is estimated to be $144,750 (Better Built Builders). The estimated value of the structure is $297,597 based on Pima County Assessor's Full Cash Value. 3. Except as approved by the City Engineer prior to the start of construction, development under this permit shall not obstruct, retard or divert the existing flow of floodwaters from or to adjacent properties. 4. Any additional improvements not reflected in the current permit will be subject to separate review and additional permits. 5. This permit becomes invalid and is subject to additional floodplain review, if any required improvement permit(s') changes the configuration of the structure and or site development. This Floodplain Use Permit will be automatically revoked and becomes invalid for non-compliance to conditions set forth in this permit. The applicant is authorized by the City Engineer to receive a floodplain use permit subject to the above referenced conditions and restrictions. |

Revision 1 Comments: Applicant is proposing site changes that affect the parking spaces require by Zoning to provide a 1 way access drive around the building. Changes to the site must be designed to so that the improvements do not obstruct, retard or divert the existing flow of floodwaters from or to adjacent properties. All site changes must meet the approved plan for location and dimensions. JG This Floodplain Use Permit will be automatically revoked and becomes invalid for non-compliance to conditions set forth in this permit.
