03/07/2011 ANDREW CONNOR LANDSCAPE REVIEW Denied 1.The site plan and landscape plan must show identical site layout to avoid conflict between the two plans. Ensure that all changes to the site plan are reflected on the landscape plan.

2. Ensure that all Engineering comments and concerns are addressed prior NPP Landscape approval stamp.

3. All plant material used for landscaping shall be selected from the Drought Tolerant Plant List in Development Standard 2-16.0. Citrus sinensis is not on the aforementioned list.

4. An oasis is an area where non-drought tolerant landscaping designs are permitted.

5. Plants not listed on the Drought Tolerant Plant List may be used in an oasis if the plants are grouped in separately programmed irrigation areas according to their water requirements.

6. Submit a revised irrigation specification design and layout per DS 2-07.5.4.A & DS 2-07.5.4.B including source of irrigation, sleeves for driveways and sidewalks, locations of valves, low-flow bubblers or drip irrigation.

COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Label the proposed angle of the angled parking spaces along the south side of the development. Ensure that the parking space dimensions and PAAL width complies with the LUC requirements for the specific angled parking space. Revise any dimensions if necessary.

2. All parking spaces that abut sidewalks must be designed with wheel stops 2.5 feet from the front of the parking spaces. If the sidewalks are widened to six and one-half feet wheel stops will not be required.

3. The radius at the two landscape planters may have to be redesigned to allow for the refuse truck to maneuver around the PAAL area which is between the two central buildings and the buildings along the south. See Engineering or environmental services comments.

4. Provide a five pedestrian refuge area with a minimum four-foot wide concrete sidewalk along the south side of the southern building. Also include a minimum four-foot wide sidewalk connecting the sidewalk system along the north side of the southern building and the required sidewalk along the southern building. If needed, include a access ramp at the connection.

5. Provide a six-foot wide sidewalk along the street frontage as was approved by the last approved plan and plan. Provide access ramps at the PAAL crossings. See ADA comments.

6. Revise the parking calculations to state that 49 spaces are provided.

If the radius at the landscape islands as mentioned in comment 3 is required a potential loss of two parking spaces is possible. While a two vehicle parking space loss is due to two additional spaces provided, three spaces lost would require some redesign of the parking lot to add additional parking space.

7. Address all comments and revise the site plan as required demonstrating compliance.
