| 01/05/2012 | KEN VAN KARSEN | BUILDING-RESIDENTIAL | REVIEW | Denied | PLAN REVIEW COMMENTS Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: Show corrections and revisions on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and notate sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. GENERAL NOTES: " Limit all code references to those recognized by the City of Tucson. Adopted 2006 codes are listed at the Planning & Development Services web site. Show the code references used for the design. SITE PLAN: 1. Show compliance with the Pool Barrier requirement by notating a 4' barrier between the addition (openings) door/windows and the pool, 2006 IRC Appendix G (Amendment). FOUNDATION PLANS: 1. The PAHD series has been discontinued. Revise the Braced Wall Panel notation with a device and an installation method that provides the required 1800 LBS uplift capacity, R602.10.6. Clarify the model notation on sheet #A-1 & A-2. STRUCTURAL PLANS: 1. Provide the roof tile weight for verifying the load carrying capacity of the 5-1/4" x 14" x 23'span Garage beam, R301.1. This beam size is marginal for a 20 PSF total dead load. 2. The two-2x ridge design performs as a ridge board rather than a beam. Show compliance with R802.3.1 with collar ties in the upper third of attic space for a ridge board design. SECTIONS - DETAILS: 1. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d. 2. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2. Clarify the "MR" notation at Section A, sheet #A-5. 3. Show a minimum structural sheathing thickness of 5/8" for T1-11 on roof, R802.1.. 4. Eave ventilation is not appropriate without attic space, or rafter cavity space between insulation and roof sheathing, R806.1. Clarify the Attic Zones with eave vents shown on sheet #A-3. Remove eave vents if Roof Design Detail #5 applies to the area labeled as Attic Zone #1, or show a minimum 1" ventilation clearance between ceiling insulation and roof sheathing, R806.3. PLUMBING PLANS: 1. Show the water service pipe size with sufficient capacity for controlling excessive flow rates by including a water fixture total for the building, P2903.6. The proposed location adds developed length to the existing water distribution. A minimum 1" service pipe is required for delivering over 9.5 and less than 32 fixture units. ELECTRICAL PLANS: 1. Show sub-panel feeder conductor and conduit sizes with appropriate correction factors, E3605. Clarify the Panel 'A' schedule circuit #25, 27 (consistent with the one-line diagram) showing #3 rather than #6 conductors. 2. Clarify the Panel 'B' schedule circuit #25, 27 showing a main breaker, or no entry at this location. 3. Show all receptacle outlets within 6' of the Hobby Room sink with ground fault circuit interrupting protection. Label each receptacle GFCI requiring such protection, E3802. OUTDOOR LIGHTING CODE 1. Provide spec sheets for proposed full cut-off fixtures showing the lamp type, placement and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). Fixtures are only exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2. 2. The diagram of Fixture "E" shows an adjustable fixture. Full cut-off fixtures have no emittance above the nadir (fixtures are completely closed above and to the lowest point of the lamp). Revise the fixture calculation showing this fixture as unshielded. 3. Show the location of proposed (new) fixture types "A" & "C" on the plan.
