02/10/2012 RONALD BROWN BUILDING-COMMERCIAL REVIEW Denied RESUBMITTAL COMMENTS:
Comment 4: In conversations with Mr. LeeRay Hanly, he had agreed to allow a 2' grab bar only if there was not sufficient wall space for a 3' grab bar. He also gave waiver for the 3' grab bar centering requirement as per section 604.5.2 so a 3' grab bar could be placed on those partitions having sufficient width for fit. The only toilet that clearly can not fit a 3' bar is toilet 30147. All the rest appear to have sufficient space for an off centered 3' grab bar. Please verify actual dimensional requirements and provide 3' wide grab bars where possible.

Comment 6: Where may the structural engineer's confirmation for the additional equipment load be found?

02/14/2012 ROBERT SHERRY MECHANICAL-COMMERCIAL REVIEW Approved
02/14/2012 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Denied 1. Comment not resolved. Fractional fixtures are not allowed to be used when calculating the minimum number of fixtures; correct the calculations for the drinking fountains on sheet G-005. Reference: footnote a, Table 2902.1, IBC 2006.[Original comment: Provide calculations to show that the minimum plumbing facilities (i.e. drinking fountains) required by Table 2902.1, IBC 2006, for institutional occupancy, I-2, have been provided.]
2. Comment not resolved; correct the size of the water supplies to the water closet flush valves in detail 1/P401 from 1" to 1-1/4". [Original comment: The purpose of a waste and vent diagram is to clarify the installation of the fixtures and the piping. Enlarge detail 1/P-401 so that the detail is legible. Reference: Section 103.2.3, UPC 2006.]
3. Comment not resolved; both P-403 and P404 have sanitary waste riser diagrams for the 3rd floor with the primary difference being that the fixtures themselves are not shown on sheet P403. Sanitary waste riser diagrams for the 2nd floor are shown on sheet P402. [Original comment: Sheets P-403 and P-404 have identical waste and vent riser diagrams for the third floor; should P-404 be for the domestic water riser diagrams as referenced on sheet P-141.2?]
4. The revised note specifies a minimum water pressure of 15 PSI for flush valves with all other fixtures requiring a minimum pressure of 8 PSI. American Standard water closets (WC-4) require a minimum pressure of 20 PSI and drinking fountains, ice makers, and eyewashes typically require a minimum pressure of 30 PSI. [Original comment: Revise Plumbing General Note #10 to change the minimum water pressure to 15 PSI at outlets other than flush valves or at other fixtures or appliances that require water pressures higher than 15 PSI (e.g. drinking fountains, ice makers, eyewashes, etc.). Reference: Section 608.1, UPC 2006.]
5. The note has been changed to include storm drains as well as sanitary drains. Section 708.0 does not apply to storm drains, all of which may have a slope of 1/8" per foot is they are appropriately sized per Table 11-2, UPC 2006. Check the sizing of the horizontal storm drains to see if the changes have adversely affected them or modify the note to apply the requirements of Section 708.0 only to the sanitary drains. [Original comment: Revise Plumbing General Note #13 to change the slope of the horizontal drainage piping to comply with the requirements of Section 708.0, UPC 2006.]
6. Are we looking at the same drawings? I see no changes to the drawings in this set. [Original comment: Provide a vent for each fixture trap (see FD-1, near S-4 in detail 3/P-402.1, detail 8/P-402; detail 13/P-402; and details 11 and 12, P-403). Reference: Sections 901.0 and 910.1, UPC 2006.]
7. Are we looking at the same drawings? I see no changes to the drawings in this set. [Original comment: Each vent pipe shall rise vertically to a minimum of 6" above the flood-level rim of the fixture it serves before connecting to any other vent. (See detail 3/P-402.1). Reference: Section 905.3, UPC 2006.]
03/12/2012 DAVID RIVERA ZONING REVIEW Approv-Cond Zoning approves the building plans with conditions. As of this review the remaining comments do not affect zoning's review requirements. But, if the remaining comments require that changes be made to the cover sheet, floor plan or elevation sheets, Zoning will have to re-stamp the cover, floor plan or elevation sheets if they are replaced.
