Prior to futher review , please review Commercial Submittal Requirements per City of Tucson, Development Services Department, and submit all needed information. Talked to Jim Craver regarding these plans and he felt these were incorrect plans we should be reviewing. Indicated the up to date plans to be reviewed were submitted to our department approximately two weeks ago. After review of submitted plans and search of any other set of plans with Leeray Hanly and G Bonillas,only found the set I have reviewed submitted 12/5/11. On sheet G-005, Separations, it is indicated that the elevator lobbies are to be separated by smoke partitions as per 707.4.1, Exception 5. The drawings show no elevator lobbies. At Elevator Lobbies in the Project Data menu, it mentions that elevator lobbies are not required as per 707.14.2, Exception 6, pressurize cores. No pressurized systems are indicated any where in the documents including architectural, mechanical systems and specifications. There are no specifications for the elevators either. a. Please clarify the intent with the elevator lobbies and provide 2006 IBC code data analysis allowing that decision. b. The forth floor is below 75' and as per Section 704.14.1, Exception 4; no enclosed elevator lobbies are required. 2. As per City of Tucson standards, the minimum sized font for all drawings is 3/32" upper and lower case. Through all the pages of your submittal, lettering is below this standard. Please revise all fonts that do not meet the minimum standard and resubmit. 3. It is difficult to determine if the toilet rooms are accessible because only minimal dimensions and accessible details are provided. For all the large scale toilet plans, please provide and show all accessible requirements as per the 2006 IBC, Chapter 11 and ICC/ANSI 117.1, 2003 Edition. a. This includes all dimensions, required clearances, accessories and fixtures. b. The large scale floor plans provided show so much information already that it might be best to provide separate large scale details showing only accessibility compliances. 4. There are several toilet floor plans such as numbers 20347 and 20349 that show a 24" grab bar on the wall behind the water closet that are non-compliant as per ICC/ANSI 117.1, Section 604.5.2. Please revise all the toilet plans shown this way and resubmit. 5. At toilet room 20389B, please revise the shower design to meet ICC/ANSI 1171.1, Section 608.2.1. a. Grab bar and controls on wrong side for clearance and approach. 6. At all floor plans showing suspended operating room equipment, please confirm added equipment structural load to existing structure is acceptable. 7. At detail A/A426, the shower needs to be accessible as per Section 608.2.2, please provide a bench seat. 8. At detail B/A-430, please provide toilet room identification numbers. 9. Please insure all exit doors meet the requirements for panic hardware as required by Section 1008.1.9. 10. Please provide build out for first floor pharmacy. 11. Please provide a code analysis requirement for stairway areas of refuge. 12. Please provide a Poche' legend that defines the cross hatched area on sheet G-011 and the shaded areas on sheets A-110, A-111.2, A-111.2, 113.2 and A1.20. 13. Please provide a public area toilet fixture calculation as required by Section 2902.1 14. Please provide drinking fountains as required by Section 2902.1. Sheets P-403 and P-404 have identical waste and vent riser diagrams for the third floor; should P-404 be for the domestic water riser diagrams as referenced on sheet P-141.2? 4. Provide plumbing sheets P-402.2 and P-403.1. 5. Provide a connection to the drainage system of the building for the emergency eyewashes. Reference: Section 304.0, UPC 2006. 6. Provide a floor drain in the restroom section of the men's and women's toilet/shower rooms located in Area B of the third floor. Appliances and equipment (e.g. coffee makers, grossing station) to be directly connected to the water supply system that do not have listed, integral backflow preventers or integral air gaps conforming to Table 6-3, UPC 2006 require backflow prevention. Revise the height of the backflow prevention assembly shown in detail 7/P-502 to comply with the access requirements of Section 603.3.4, UPC 2006. 11. Provide a vent for each fixture trap (see FD-1, near S-4 in detail 3/P-402.1, detail 8/P-402; detail 13/P-402; and details 11 and 12, P-403). Reference: Sections 901.0 and 910.1, UPC 2006. 17. Each vent pipe shall rise vertically to a minimum of 6" above the flood-level rim of the fixture it serves before connecting to any other vent. (see detail 3/P-402.1).
