This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: Show corrections and revisions on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and notate sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. The City of Tucson adopted the Solar Water Preparation requirement on 3/1/2009. GENERAL NOTES: " All SFR and Duplex plans submitted after March 1, 2009 require a solar water system, or future installation preparation City of Tucson Ordinance #10549 with one of the following provisions: ½"control conduit and two ¾" copper piping for water with rooftop termination; straight 3" capped sleeve; or an accessible attic (clear path 30" wide x 30" high) over the water heater. Show appropriate notation. FOUNDATION PLANS: 1. Indicate the slope for garage slab, R309.3. 2. The PAHD series has been discontinued. Revise the Braced Wall Panel notation with a device and an installation method that provides the required 1800 LBS uplift capacity, R602.10.6. Change Panel 'B' notation sheet #1. FLOOR PLANS: 1. Show the door from a garage to dwelling with self-closing and self-latching provision, 2006 IRC Amendment section 309.1. STRUCTURAL PLANS: 1. Notate a proposed location and weight of the HVAC and future Solar Panel loads on the roof framing plan for verifying the truss load carrying capacity used for the engineered truss design, R301.1 & M1401. SECTIONS - DETAILS: 1. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2. 2. Calculate and show the attic ventilation using 1 to 150 of attic area in compliance with R806.2. Provide appropriate upper and lower space vents when applying the reduced area calculation. PLUMBING PLANS: 1. Show a clean out at the kitchen sink area UPC 707.4 W/ State amendment. 2. Show a provision for a future solar water system on the Plumbing Plan, City of Tucson Ordinance #10549. 3. Clearly show dual clothes washer standpipes. Provide one discharge opening plumbed to an exterior wall with an above grade stub-out for gray water surface distribution. Provide a second discharge opening plumbed to the building black line in compliance with the City of Tucson Ordinance #10579. 4. Clarify the location of the gray water connection to the sewer line. Show a two-way cleanout within 3' of the building exterior wall, P3005.2. The gray water drain should extend a minimum of 3' from the building foundation and discharge into the sewer line. Show separate gray and black two-way cleanouts. MECHANICAL PLANS: 1. Provide return air duct and register sizes meeting minimum requirements of 72 SQ IN/ ton, M1403. Minimum duct/register size: heat pump or air conditioner - 6 SQ IN per 1,000 BTU (1 ton cooling = 12,000 BTU). Show a minimum 20" rather than 14" diameter return air duct. ELECTRICAL PLANS: 1. Show the location of the panel on the Electrical Plan, E3501.6.2 & E3605.8. 2. Designate the circuit number at the location of each light fixture, receptacle, appliance and equipment disconnect switch, E3603.5. 3. Show a GFCI receptacle outlet on the same level within 25' of exterior HVAC equipment, E3801.11. 4. Protect bedroom outlets including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3802.12. 5. Show or notate a disconnect means or a locking breaker for the water heater, E4001.5. OUTDOOR LIGHTING CODE 1. Show the proposed fixtures as full cut-off (FCO) style rather than unshielded on the Outdoor Lighting Calculation. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 2B, N1101.2. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13. Remove the unrecognized Model Energy table with HDD reference from sheet #1.
