The Development Package (DP) and Drainage Statement (DS) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Site Plan:

1. Please include a response letter to the comments along with the corrected copies of the DP.
2. Please provide property description per D.S. 2-02.2.1.3.
3. Label existing and future sight visibility triangles per D.S. 2-02.2.1.10. The fut. FOC location for a 100' MS and R is 11' from the fut. R/W line. All SVT's begin at the face of curb with the stem side of the SVT is drawn toward the property, not the street. The SVT dimensions for a local st. to an arterial (Ft. Lowell Rd.): NS = 20'x 340', FS = 20'x 125'. The SVT dimensions for a Drive/PAAL to a Local St. (Olson and Wilson Aves.): NS = 20'x 185', FS = 20'x 110'.
4. Show the limits of the 100-year floodplain and water surface elevation per D.S. 2-02.2.1.15. Any const. in the FEMA regulated flood plain requires a Flood Plain Use Permit (FUP). Separate FUP's will be required for Bldg. "A" and Bldg. "B". The FUP for the proposed patio wall in the flood plain will be attached to Bldg. "B's" FUP. If the location(s) of the roof scuppers and/or sidewalk scuppers have not yet been decided, a general note indicating sidewalk scuppers will be used when the roof drain/sidewalk scupper locations have been designed and located and that the 10-year flow must be conveyed under any other sidewalks and/or pedestrian paths will suffice.
20. List the consulting engineer and the owner/developer on the plans with the pertinent information.
21. A floodplain use permit is required.
22. Add note: "Depress all landscaped areas 6" maximum for water harvesting".

4. The scope of work needs to be more clearly defined:
a. Please provide 1st and 2nd floor plans of all of the existing apartment buildings showing clearly those building elements to remain and those building elements to be demolished. Show all 1st floor walkways and stairways. Show all balconies and stairways.
b. Please provide 1st and 2nd floor plans of all of the modified apartment buildings showing clearly the existing building elements and the new building elements. Show all 1st floor walkways and stairways. Show all balconies and stairways.
5. On sheet SP-1, the legend and site plan indicate that all apartment buildings except buildings "A' and "C" are getting new access balconies.
a. Why not buildings "A" and "C" also?
b. Please provide a poche' symbol for these two building access balconies in the Legend and a definition of what is to be done here.

15. At detail 1/SP1.1, 1/A1.1 and 1/A1.2, the most western unit of the existing building is poche'd as if it is to be new construction when it is in fact existing. Please reconcile.

17. Provide elevations for all new toilet room and new kitchen plans.
