This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval. FLOOR PLAN: 1. Provide a pool barrier that meets the current swimming pool enclosure criteria per AG105.2 as amended. Minimum 48 inch barrier must be provided between the house and the pool with gates that open away from the pool area. 2. Provide emergency escape route from sleeping rooms to a public way that does not pass through the swimming pool area. STRUCTURAL / FRAMING PLAN: 3. Specify all ledger connections to masonry walls (3x ledger material required), Figure R606.11(1). SECTIONS - DETAILS: 4. Show ledger boards on section details and specify connection to wall. PLUMBING PLAN: 4. Provide upper terminal waste clean out, UPC 707.4. 5. Provide a gray water discharge system consistent with chapter 16 of the Uniform Plumbing Code. 6. Provide approval from Arizona Department of Environmental Quality for discharge of gray water inside building. 7. Revise dual drain configuration of master bathroom shower to control discharge to either gray water or sewer. 8. Provide fittings and materials listed for their proposed use including piping and fittings connected to gray water reservoir. 9. Specify filter material between earth and gray water reservoir. MECHANICAL PLAN: 10. Show supply and return air ducts with a minimum R-8 insulation when located outside the thermal envelope, R1103.2.1. ELECTRICAL PLAN: 11. Bedroom outlets shall be protected with combination-type arc-fault breakers (receptacles, lights, and smoke detectors), E3802.12. 12. Justify electrical service size for the proposed demand, E3502.2. INTERNATIONAL ENERGY CONSERVATION CODE: 13. Justify the energy efficiency of the glass wall between the shower and the garden, N1102.1. The simplified prescribed energy value for climate zone 2B glazing and skylights is U=0.75, the default SHGC is 0.40.
