This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval. FLOOR PLAN: 1. Specify safety glazing in hazardous locations, R308.4. Within 24" of doorways. 2. Specify ½" gypsum board on all walls common to the garage and house in compliance with R309.2. FOUNDATION PLAN: 3. Specify ramada footings sized for the proposed load. STRUCTURAL / FRAMING PLAN: 4. Provide legible truss design sheets. 5. Specify beams on the ramada sized for the proposed span. 6. Provide girder truss design for the proposed tower. 7. Specify beam size over patio between bedroom and garage. ELEVATIONS: 8. Specify height of ramada. 9. Specify slope of roof and roof covering information for the ramada. SECTIONS - DETAILS: 10. Provide section detail for the proposed tower. PLUMBING PLAN: 11. The Uniform Plumbing Code and the International Plumbing Code are not interchangeable. Only one code may be specified for a plumbing design. Notes provided indicate plumbing to comply with the IRC and the fixture unit schedule has UPC values. Clarify. 12. Provide an accurate plumbing fixture unit schedule. 13. Provide the maximum developed length of water line from the meter the furthest appliance served, the size of the water meter, the lowest available pressure, and the diameter of the water supply line from the meter, UPC Table 6-6. ELECTRICAL PLAN: 14. Show receptacle outlets at wall spaces 2' or more so that no point along the wall (excluding door openings) is more than 6' from a receptacle outlet (fireplace area in living room) E3801.2. 15. Verify subpanel label. Riser diagram says subpanel 'B' but the layout and panel schedule say 'C' 16. Clarify the total number of electrical panels on the property.
