COMMENTS: the following comments are relative to an application for a Design Development Option (DDO).

REVISED COMMENTS

This Site requires a DDO for the setback to the south property line. This site is in the R-2 Zone (LUC Section 2.3.5.2.A.1). The Development Designator is "I" (LUC Section 3.2.3.1.B) and the Perimeter Yard Indicator AA (LUC Section 3.2.6.4).

The minimum setback to the south property line is thirty (30) feet as stated on the final plat. The height of the detached sleeping quarters wall is thirteen (13) feet, two (2) inches. The proposed setback is twenty (20) feet. Please see attached e-mail from William Balak.

The minimum setback to the side property line is the greater of six (6) feet or two-thirds the height of the wall of the structure facing each property line (LUC Sections 3.2.3.2.1.B & 3.2.6.4). The required setback for the height of thirteen (13) feet, six (6) inches is nine (9) feet. The proposed setback is three (3) feet.
