04/09/2012 | STEVE SHIELDS | ZONING | REVIEW | Denied | PDSD TRANSMITTAL FROM: Steve Shields Lead Planner PROJECT: American Home Furnishings - Site T11CM03363 Site Plan (2nd Review) TRANSMITTAL DATE: April 9, 2012 COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. This site plan was reviewed for full code compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for the areas of change to the site only, no building expansion proposed. 2. Once negotiations are complete for the right-of-way the parcels will need to be combined. Provide a Pima County Tax Parcel Combo and a recorded covenant regarding development and use of real property. 3. This comment is for the eastern most PAAL that provides access to the proposed parking. D.S. 2-02.2.1.A.12 There appears to be a fence proposed along the southern property line. That said per LUC Section 3.3.6.6.B.2 Access lanes and PAALs shall be setback at least two (2) feet from a wall, screen, or other obstruction. Show the required two (2) foot setback on the site plan. 4. D.S. 2-02.2.1.A.20 Provide a copy of the cross access and parking agreement. Provide the recordation information, sequence number, on the site plan as a note. If you have any questions about this transmittal, please contact me at Steve.Shields@tucsonaz.gov or (520) 837-4956 C:\planning\site\t11cm03363.doc RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Revised site plan |
04/11/2012 | RONALD BROWN | H/C SITE | REVIEW | Denied | 1. The transition from accessible route to the marked crossing on both ends of the marked crossing are very awkard and are not in compliant with the ICC A117.1, Section 406.13 calling for detectable warnings to be positioned in the direction of travel. 2. Development Standards will require a concrete finish for the accessible route at the end of the parallel 12' x 18' paking spaces. Reference Zoning comments. 3. Please reference attached proposed sketch as a suggested alternate solution. END OF REVIEW |
