Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
Show corrections and revisions on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and notate sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

GENERAL NOTES:

" Provide legible notation (minimum 3/32" lettering). Clarify dimensions on Detail #2/A8

FOUNDATION PLANS:

1. Provide a landing or floor surface at all exterior doors. A landing must be at least as wide as the door it serves and 36" in the direction of travel, R311.4.3.
2. Show compliance with termite treatment, R320.
3. Revise the allowable soil bearing pressure used in the design of the footings, sheet A5. The maximum allowable foundation pressure is 1000 PSF with a 12" footing depth. Greater ratings require an 18" footing depth, (IBC 1805.2 City of Tucson Amended).

FLOOR PLANS:

1. Provide all window sizes and types, and designate the operable portion of windows, as well as the location of tempered glass (within 18" of the floor, 24" of doorways, and when less than 60" above tub/shower floors), R308.4. CoT Amended.

SECTIONS - DETAILS:

1. Provide consistent footing depth on Detail #2/A5 and Detail #2/A8.
2. Clarify the A2 notation references shown at Keynote #1, 4, 5 & 6 sheet A2, R106.1.1.
3. Clarify the A6 notation reference shown at Keynote #2 sheet A6, R106.1.1.
4. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d.
5. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2.
6. Specify water-resistive barrier equivalent to two layers of Grade D paper over the wood based sheathing of exterior plaster wall coverings, R703.6.3.
7. Calculate and show the attic ventilation using 1 to 150 of attic area in compliance with R806.2.
8. Show the roof slope, R905.

PLUMBING PLANS:

1. Provide a water hammer arrester wherever quick-closing valves (clothes washer) are installed in a water distribution system, P2903.5.
2. Show a 1" water pipe between the water meter and valve box. Existing water pipes may require replacement with larger sizes for controlling excessive water flow rates, P2903.7.
3. Show plumbing vents (VTR) within acceptable distances from traps, P3111.3. Add a VTR for the laundry room fixtures.
4. Provide a gas line isometric showing the point of connection and size the supply pipe for the connected demand. Include the BTU demand and length of line to each gas appliance sharing a supply line, size and length of each branch, and the total demand and total developed length from the meter to the most remote appliance on the system, Table G2413.4(1). Existing gas pipes may require upgrading with this system alteration.

MECHANICAL PLANS:

1. Show supply and return ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, R1103.2.1.
2. Provide an equipment specification list including the AC tonnage capacity, M1302.1.
3. Show dryer vent size and location for venting to exterior, M1501.
4. Show bathroom (toilet room) exhaust fan locations for venting to exterior with minimum 50 CFM rating R303.3 and M1507.3.

ELECTRICAL PLANS:

1. Show locations of smoke alarm, R313. Notate that all smoke alarms must be interconnected with a power source from the building wiring, and be equipped with battery backup. When ceiling finish materials are removed in existing construction, existing bedrooms be in compliance. When ceiling finish materials are not removed, existing bedrooms may be equipped with battery operated smoke alarms, R313.2.
2. Smoke alarms are required outside each separate sleeping area, R313.2. Show a smoke alarm on the outside of the bedroom door.
3. Interior alterations require the installation of smoke alarms at existing bedrooms, R313.2.1. Provide notation if existing or proposed.
4. Provide an electrical riser diagram, E3303. Notate the grounding and bonding method, E3507. Metallic gas lines must be bonded and not be used as the primary grounding method, E3508.
5. Show the location of the 100A and 60A panels on the Plan, E3501.6.2. Provide a clear working space of 30"wide x 36"deep at all panels, E3305.2.
6. Panelboards may not be located in clothes closets or bathrooms, E3305.4.
7. Provide a panel schedule showing panel size, circuit numbers, ampacity, wire size and general description, E3304.11 & E3606.2.
8. Show sub-panel feeder conductor and over-current protection (breaker size), E3605.5.
9. Designate the circuit number at the location of each light fixture, receptacle, appliance and equipment disconnect switch, E3603.5.
10. Provide an exterior outlet at grade level located at both the back of the dwelling (E3801.7) with GFCI protected E3802.3.
11. Show a GFCI receptacle outlet on the same level within 25' of exterior HVAC equipment, E3801.11.

OUTDOOR LIGHTING CODE

1. Show the proposed fixture as full cut-off FCO style, or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits.
2. Show the corner flood lights (unshielded) fixtures appearing on sheet A7 on the Electrical Plan. Include an Outdoor Lighting Calculation. Or, remove the fixtures from sheet A7.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13. Show the maximum "U" factors of the windows and doors on the plans, N1101.2.
2. Provide consistent ceiling insulation values on sheet A6 and sheet A8.
