Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
Show corrections and revisions on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and notate sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

GENERAL NOTES:

" Limit all code references to those recognized by the City of Tucson. Adopted 2006 codes are listed at the Planning & Development Services web site. Clarify the NEC 2002 reference at note #1, sheet E1.
" Process a Special Inspection Request for a welding inspection per Detail #2.1/S2.

FLOOR PLANS:

1. Projections extending into the 3-foot fire separation distance require not less than one-hour fire-resistive construction on the underside. Provide notation for compliance with R302.1 (City of Tucson Amended) for protecting the west gable end roof overhang. A 12" overhang extends into the 36" separation distance if the building is 3'-6" from the HR-3 property line.
2. Show the door from a garage to dwelling with a 20-minute fire rating (or 1-3/8" solid core) with self-closing and self-latching provision, 2006 IRC Amendment section 309.1.
3. Show a ½" gypsum board (garage side) on all walls common to the garage and house or other fire rated product in compliance with R309.2.

SECTIONS - DETAILS:

1. Clarify the Section 1/A4 reference call-out shown at the L-1 Beam/Ledger Schedule and on the Roof Framing Plan on S2, R106.1.1. Section 2/A4 is shown on S2.
2. Specify water-resistive barrier equivalent to two layers of Grade D paper over the wood based sheathing of exterior plaster wall coverings, R703.6.3.

PLUMBING PLANS:

1. Show the water service pipe and water meter sizes with sufficient capacity for controlling excessive flow rates by including a water fixture total for the building, UPC 610.3. The property fixture unit count of 38 requires a 1-1/4" pipe or 1" meter with the pipe lengths shown.

MECHANICAL PLANS:

1. Provide return air duct and register sizes meeting minimum requirements of 72 SQ IN/ ton, M1403. Minimum duct/register size: heat pump or air conditioner - 6 SQ IN per 1,000 BTU (1 ton cooling = 12,000 BTU). Show a minimum 288 SQ IN or 20" diameter duct between FC-4 and the 20 x 30 ceiling filter.

ELECTRICAL PLANS:

1. Smoke alarms are required outside each separate sleeping area, R313.2. Show a smoke alarm on the outside (storage room) of the bedroom door.
2. Provide a panel schedule showing wire size of each circuit or notate the wire size for each protection rating, E3602.2.
3. Show Bathroom receptacles on a separate 20 AMP circuit (dedicated) with outlets at no other locations, E3603.4.
4. Show or notate a disconnect means or a locking breaker for the water heater, E4001.5.
