Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval.

GENERAL REQUIREMENTS:
1. As of 6/12/2007 the City of Tucson has adopted the 2006 IRC (2000 IRC pg A-5).

INCLUSIVE HOME DESIGN:
2. Provide a complete set of notes on the plan to meet the Inclusive Home Design Ordinance 10463.

FLOOR PLAN:
3. Specify cement, fiber-cement, or glass-mat board backing in tub/shower enclosures, R307.2, R702.4.2.

FOUNDATION PLAN:
4. Provide a note for termite treatment, R320 as amended.

STRUCTURAL / FRAMING PLAN:
5. Justify the floor joist size/spacing for the proposed maximum span, R501.2.

PLUMBING PLAN:
6. Both gray water and black water drains must be provided for the washing machine, Ordinance #10579.
7. Washing machine drain to gray water must discharge above grade on an exterior wall, Ordinance #10579.
8. Provide sufficient vent piping for the washing machine standpipe, P3101.1.

MECHANICAL PLAN:
9. Show supply and return air ducts with a minimum R-8 insulation when located outside the thermal envelope, R1103.2.1.

OUTDOOR LIGHTING CODE:
10. Include the photocell lights located on the freestanding site walls in the outdoor lighting calculation.

GREEN BUILDING RATING SYSTEM:
11. Provide a completed Excel matrix for proposed point allocation
