Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

SITE PLAN:

1. Show the water pipe size between the water meter and point of connection for new plumbing. The supply pipe must be sized for the calculated load, 2006 IRC 2903.7.

FLOOR PLANS:

1. Show the location of each new door opening (Keynote #4) on the Demo plan, R106.1.1.

SECTIONS - DETAILS:

1. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d.
2. Show a minimum 1" ventilation clearance between ceiling insulation and roof sheathing over the wall and eave area if eave vents are used, R806.3. This may be accomplished w/ baffles.

PLUMBING PLANS:

1. Provide a revised fixture unit schedule and include existing fixture demand. The existing water pipes may require replacement with larger sizes for controlling excessive water flow rates. P2903.7.

ELECTRICAL PLANS:

1. Clarify if the Sub Panel is new or existing. Show the location of all new electrical components on the Plan, E3305.1.
2. Show Bathroom receptacles on a separate 20 AMP circuit (dedicated) with outlets at no other locations, E3603.4.
3. Show a wall switch for controlling the TV Room light at the new entrance door, E3803.3.

OUTDOOR LIGHTING CODE

1. Show the proposed fixture as full cut-off FCO style, or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits.
