COMMENTS: the following comments are relative to an application for a Design Development Option (DDO).


This Site requires a DDO for the setbacks to east property lines. This site is in the R-2 Zone (LUC Section 2.3.5.2.A.2). The Development Designator is "K" (LUC Section 3.2.3.1.C) and the Perimeter Yard Indicator BB (LUC Section 3.2.6.4).

The minimum setback to both interior property lines is the greater of ten (10) feet, or three-fourths (3/4) the height, of the structure's walls facing the property lines. The height of the addition is eleven (11) feet. The required setback it the (10) feet to the east property line (LUC Section 3.2.6.4). The proposed setback is seven (7) feet, eight (8) inches.

1) Per LUC Section 3.2.6.4 R-2 Zone, Development Designator "K", Perimeter Yard Indicator "BB" the required perimeter yard setback is 10'-0" or 3/4 the height of the exterior wall.
a) Required perimeter yard setback from the proposed addition to the east property line is based on the wall height of 11'-0', required perimeter yard setback is 10'-0" proposed perimeter yard setback is 7'-8".
b) Required perimeter yard setback from the proposed addition to the west property line is based on the wall height of 11'-0', required perimeter yard setback is 10'-0" proposed perimeter yard setback is 7'-8".
