Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
Show corrections and revisions on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and notate sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007 and the 2006 UPC with amendments on 7/10/2007. For initial construction: Effective 3/1/2009 Solar Water Preparation and 7/1/2009 Solar Photo-Voltaic Preparation are required for all new SFR and duplex plans. Show the code references on the plans. Amendments to adopted codes are at the City web-site http://www.tucsonaz.gov: Planning, Building, & Business; under the Building topic; Building Ordinances and Codes; Building Codes

GENERAL NOTES:

" Revise (sheet #1) the Inclusive Home Design notation for City of Tucson (Title & item #1), 2006 (item #2) and electrical thermostat height 48" (third bullet).
" All SFR and Duplex plans submitted after March 1, 2009 require a solar water system, or future installation preparation City of Tucson Ordinance #10549 with one of the following provisions: ½"control conduit and two ¾" copper piping for water with rooftop termination; straight 3" capped sleeve; or an accessible attic (clear path 30" wide x 30" high) over the water heater. Show appropriate notation.
" All SFR and Duplex plans submitted after July 1, 2009 require a solar photo-voltaic system, or future installation preparation City of Tucson Ordinance #10549 with the following provisions: 1. A 4 square feet area for (meter, disconnect & inverter) equipment adjacent to the electrical service panel or near the proposed collector panel space. 2. The best roof space available for accommodating PV solar collector panels with capacity for collector dead loading (typically 4 lbs/SF). 3. A minimum 3,800 volt-ampere PV electrical load entry on the Service Load Calculation (Show as a continuous load of 15.8 A). 4. An Electrical Panel Schedule with a 240 volt circuit breaker space labeled "reserved for Photo Voltaic". Show appropriate notation.
" All construction drawings submitted after June 1, 2010 for one- or two-family dwellings must provide segregated building drains for future gray water utilization, Ordinance #10579. Include both: a) dual clothes washer standpipes, one with an above grade stub-out; b) separate gray water tub/shower and lavatory drain with exterior connection to the building sewer line at 3' from foundation.
" Provide legible notation (minimum 3/32" lettering). Remove the lumen schedule from sheet #8.

SITE PLAN:

1. Indicate the location of the electric service line from property line to building, R106.1.1.

FOUNDATION PLANS:

1. Notate the grade away from foundations with a minimum 6" fall within the first 10', R401.3.
2. The PAHD series has been discontinued. Revise the Braced Wall Panel notation with a device and an installation method that provides the required 1800 LBS uplift capacity, R602.10.6. Change the holdown model on sheet #2 & 5.

SECTIONS - DETAILS:

1. Show exterior wood siding, sheathing and wall framing with a 6" clearance above the ground, R319.1 item 5.
2. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d.
3. Show roof scupper openings with a 4" minimum width equal to the drain circumference required for the area served at a 3 in/hr rainfall rate, UPC 1101.11.2.1 & Table 11-1, IPC 1107.3.

PLUMBING PLANS:

1. Provide a revised fixture unit schedule using 2006 code values for determining required service pipe diameter, P2903.6. Those shown are not consistent with current codes.
2. Show a provision for a future solar water system, City of Tucson Ordinance #10549.
3. Show dual clothes washer standpipes. Provide one discharge opening plumbed to an exterior wall with an above grade stub-out for gray water surface distribution. Provide a second discharge opening plumbed to the building black line in compliance with the City of Tucson Ordinance #10579.
4. Clarify the location of the gray water connection to the sewer line. Show a two-way cleanout within 3' of the building exterior wall, P3005.2. The gray water drain should extend a minimum of 3' from the building foundation and discharge into the sewer line, or connect to an approved collection/distribution system.

MECHANICAL PLANS:

1. Notate a heatpump with fresh air intake on the Mechanical plan. This feature is required by Detail #5, sheet #4.
2. Show supply and return ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, R1103.2.1.

ELECTRICAL PLANS:

1. Show receptacle outlets at each kitchen counter space with no point along the wall line more than 24" from a receptacle outlet, E3801.4.1. Show a receptacle within 2' of the sink edges.
2. Show or notate a disconnect means or a locking breaker for the water heater, E4001.5.
3. Add a double breaker space for future Photo Voltaic on the panel schedule, E3304.11 & E3606.2.
4. Show the location of a typical electrical panel on the Electrical Plan with 4 square feet of clear area for future Photo Voltaic equipment, E3501.6.2 & E3605.8.
5. Revise the electrical load calculation showing a minimum 3,800 volt-ampere or 16 Ampere 100% entry for future Photo Voltaic equipment, E3502.2.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13. Show (sheet #2) the maximum "U" factors of the skylights and windows with a maximum value of 0.75, or provide an energy calculation, N1101.2.
