SUMMARY: Engineering Division of Planning and Development Services Department has received and reviewed the proposed Site Plan (T11CM03081) for the above referenced property. Engineering Division does not recommend approval of the site plan at this time. The following items need to be addressed:


SITE PLAN COMMENTS:

1) DS Sec.2-02.2.1.A.2: Revise the site plan to provide a property and/or legal description.

2) DS Sec.2-02.2.1.A.8: Provide a copy of the last approved site plan so that the parking layout can be verified along with the correct required number of parking space. Refer to Zoning comments.

3) DS Sec.2-02.2.1.A.8: Revise the site plan to provide a dimension for the drive thru exit located at the "DO NOT ENTER" PAAL location.

4) DS Sec.2-02.2.1.A.8: Revise the site plan to label the wheel stop barriers to accommodate the required 2.5-foot overhang to prevent encroachment or damage to all landscape areas and/or the required clear 4-foot pedestrian path.

5) DS Sec.2-02.2.1.A.10: Revise the site plan to label and dimension both existing and future Sight Visibility Triangles (SVTs). Verify that the SVTs shown match the last approved site plan and that none of the existing structures fall within the clear line of sight.


BUILDING PLAN:

6) Engineering will re-review the building plan with the next site plan submittal to insure compliance with the approved and stamped site plan. A building plan can not be issued prior to all site plan comments being addressed.


GENERAL COMMENTS:

Please provide a revised site plan that addresses the comments provided above. Include a comprehensive response letter addressing in detail responses to all of the above comments. Enclose "redlines" with the resubmittal package.

Further comments may be generated upon resubmittal of the site plan review.

TRANSMITTAL DATE: October 12, 2011

COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for the areas of expansion and any changes to the site only.

2. D.S. 2-02.2.1.A.8 Provide a dimension for the wheel stop location see LUC Section 3.3.6.8.C.

3. D.S. 2-02.2.1.A.9 Short Term Bike Rack detail shows 27 3/8" from center of rack to center of rack. Note B calls out 48" between racks. Per LUC Section 3.3.9.2.B.6 and 3.3.9.5.B revise the detail to show the correct 48" between racks.

4. D.S. 2-02.2.1.A.12 Provide a width dimension from the proposed accessible vehicle parking space sign to the building. Per D.S. 2-08.5.1.A all sidewalks will be a minimum four (4) foot wide.

5. D.S. 2-02.2.1.A.12 The proposed three (3) sidewalk shown south of the proposed addition does not meet the requirements of D.S. 2-08.5.1.A. A Development Standard Modification Request (DSMR) must be applied for and approved prior to approval of the site plan is approved. If the DSMR is approved provide the following information of the site plan; DSMR number, date of approval, what was modified, and conditions of approval.

6. D.S. 2-02.2.2.A.3 Provide a floor area ratio (FAR) calculation on the plan, see LUC Section 3.2.11.

7. D.S. 2-02.2.2.A.4 Provide a vehicle and bicycle parking calculation that includes the required and provided on the plan. As it appears parking spaces are being removed from the east end of this project the calculation needs to include the entire shopping center.

8. Depending on how the above comments are addressed additional comments may be forth coming.
