COMMENTS: the following comments are relative to an application for a Design Development Option (DDO).


This Site requires a DDO for the setback to the northeast and southwest property lines. This site is in the R-1 Zone (LUC Section 2.3.4.2.A.1). The Development Designator is "G" (LUC Section 3.2.3.1.B) and the Perimeter Yard Indicator AA (LUC Section 3.2.6.4).

The minimum setback to both the northeast and southwest property lines is the greater of six feet or two-thirds the height of the structure's wall facing each property line. The wall height of the addition to the northeast is sixteen (16) feet, four (4) inches. The minimum setback to the northeast property line is ten (10) feet, eleven (11) inches. The proposed setback is seven (7) feet, eight (8) inches. The height of the addition to the southwest is sixteen (16) feet, ten (10) inches. The minimum setback to the southwest property line is eleven (11) feet, three (3) inches. The proposed setback is eight (8) feet, nine (9) inches.
