Broadway Blvd T11CM03011 Site Plan (2nd Review) TRANSMITTAL DATE: November 3, 2011 COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for the areas of expansion and any changes to the site. Once a building square footage expansion calculation is provided that is cumulative to the last approved full code compliance site plan this comment may change. 2. Zoning acknowledges that this comment was not clear. Provide a PAAL width dimension from the "EX. WATER STATION" to the parking located to the east. Please clarify what the box with the "X" is that is located on the north side of the "EX. WATER STATION". If this box with the "X" is part of the structure provide a PAAL width dimension from the box to the parking located to the north. D.S. 2-02.2.1.A.8 Provide a PAAL width dimension from the proposed striped island, located just east of the "EX. WATER STATION", to the parking located to the north. 3. This comment was not addressed correctly. The Short Term bicycle parking detail shown on sheet C4.0 shows 48" from the center of rack to center of rack not 48" clear between racks. D.S. 2-02.2.1.A.9 Short Term Bike Rack detail shows 27 3/8" from center of rack to center of rack. Note B calls out 48" between racks. Per LUC Section 3.3.9.2.B.6 and 3.3.9.5.B revise the detail to show the correct 48" between racks. 4. D.S. 2-02.2.1.A.12 Per D.S. 2-08.3.1 an accessible route is required between all buildings. That said there does not appear to be and on site accessible route from the proposed Walmart to the building located to the east. If the plan is to use the accessible route that is shown running from the northeast corner of the proposed Walmart to the pedestrian circulation/accessible route shown along Camino Seco Road to provide the required accessible route to the "EX. SHOPS TO REMAIN" building a Development Standard Modification Request (DSMR) is required to submitted and approved prior to approval of the site plan. If a DSMR is submitted and approved provide the DSMR Number on the plan along with the following information; date of approval, modifications granted, and any conditions imposed. 5. D.S. 2-02.2.1.A.13 Zoning has reviewed the proposed sign layout provided by the sign company. Based on the submitted plans the proposed signage will remove vehicle parking spaces from the plan and may encroach in the pedestrian circulation areas. Show the proposed signage, as submitted by the sign company, revise the parking calculation if necessary, and revise and pedestrian circulation areas if necessary on the plan. 6. Depending on how the above comments are addressed additional comments may be forth coming. The south end transition to an expanded accessible parking aisle probably needs to be concrete as required by Devlepment Standards. Please confer with Zoning reviewer. b. Please provide a curb ramp and detectable warning strip as required by ICC~ANSI 117.1, Sections 406.2 and 406.12. 2. At the marked crossing from the accessible parking group to the Walmart front entrance: a. It would be a safer route if the marked crossing were perpendicular to the flow of traffic, less time to make the transition out of a hazardous area. b. Please provide a detectable warning at the South end of the marked crossing as per ICC~ANSI 117.1, Section 406.12/406.13. 3. The marked crossing from Walmart to the Easterly "Shop to Remain" (Baskin Robbins Ice Cream) is not accessible, needs a ramp access as per the 2006 IBC, Section 1104.2 and ICVC~ANSI 117.1, Section 405. 4. For all new accessible parking spaces located in front of the existing shops, please provide a curb ramp as per ICC~ANSI 117.1, Section 406 and figure 406.3. SHEET C5.0 5. The Parking Detail: a. The parallel Van Accessible parking space does not have a 5' wide aisle as required by ICC~ANSI 117.1, Section 502.4. b. The accessible parking signs must be located outside the required accessible parking area. c. Reference comments 2a and 2b. d. The detectable warning strip needs to be as wide as the marked crossing as required by ICC~ANSI 117.1, Section 406.13. END OF REVIEW |
