This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: Show corrections and revisions on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and notate sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. SITE PLAN: 1. Show the water pipe size between the water meter and point of connection for new plumbing. The supply pipe must be sized for the calculated load, 2006 UPC 610.1. FOUNDATION PLANS: 1. Provide a foundation plan for the relocated Ramada, R105.2.1. 2. The PAHD series has been discontinued. Revise the Braced Wall Panel notation sheet A2 with a device and an installation method that provides the required 1800 LBS uplift capacity, R602.10.6. FLOOR PLANS: 1. Show the window size and type adjacent to door 5 sheet A3, R106.1.1. Show as tempered within 24" of doorway, R308.4. CoT Amended. 2. Show the location of a minimum 22" x 30" attic access in the Garage. Attic access is required for areas exceeding 30 SQ FT with a minimum of 30" of headroom, R807.1. STRUCTURAL PLANS: 1. Notate scissor truss installation with (TC) slotted ties at one wall connection providing appropriate uplift rating per engineered design, R802.10.5. SECTIONS - DETAILS: 1. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d. 2. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2. 2. Provide detail for bracing trusses at gable ends to prevent rotation and provide lateral stability, R802.10.3. 3. Notate scissor truss installation with (TC) slotted ties at one wall connection providing appropriate uplift rating per engineered design, R802.10.5. 4. Show compliance with R806.4 by stating "no vapor retarders at the ceiling" for an installation without vented attic space. 5. The installation of a fiber glass shingle on roof surfaces over unvented attic space may void the manufacturer's warranty. Show compliance with R806 by providing tile, metal or built-up covering, or show the shingle manufacturer's requirement. PLUMBING PLANS: 1. Show the water service pipe and water meter sizes with sufficient capacity for controlling excessive flow rates by including a water fixture total for the building, UPC 610.3. Existing water pipes may require replacement with larger sizes for controlling excessive water flow rates, UPC 610.8, Table 6-6. 2. Provide a gas line isometric showing the point of connection and size the supply pipe for the connected demand. Include the length of line to each gas appliance sharing a supply line, size and length of each branch, and the total demand and total developed length from the meter to the most remote appliance on the system. UPC 1217.2, & Table 12-8. Existing gas pipes may require upgrading with this system alteration. MECHANICAL PLANS: 1. Provide a return air duct size meeting minimum requirements of 72 SQ IN/ ton, M1403. Minimum duct size: heat pump or air conditioner - 6 SQ IN per 1,000 BTU (1 ton cooling = 12,000 BTU). Increase the 14" diameter duct to 18" between the AC unit and the first return air register. ELECTRICAL PLANS: 1. Use Table E3605.1, for sizing feeder conductors, E3605.4.1. The electrical riser diagram feeders of 3/0 AL are not appropriate for 100A or 200A circuits. 2. Provide a panel schedule showing appropriate wire size for circuit A18/20, E3605.4.1. 3. Show Bathroom receptacles on a separate 20 AMP circuit, E3603.4. Revise circuit #A17. OUTDOOR LIGHTING CODE 1. Show compliance with City of Tucson Outdoor Lighting Code; the total property lighting limit for area E3 is 55,000 lumens per acre and the unshielded limit for area E3 is 12,000 lumens per acre, OLC 5.1.2.
