| 09/30/2011 | LOREN MAKUS | ENGINEERING | REVIEW | Approved | October 3, 2011 The applicant is authorized to use a portion of the flood hazard area (FEMA SFHA, Zone AE, Panel 2301L) in the City of Tucson, Arizona, on the property described 5908 East Lee Street for the purpose of constructing an addition to an existing residential structure. The applicant agrees to comply with City of Tucson Floodplain and Erosion Hazard regulations, and is particularly bound by the conditions stated below. Violation of any of the conditions stated or referred to below, as determined by the City Engineer, shall be grounds for revocation of this permit. Responsibility for renewal of this permit, if necessary, is with the applicant. Issuance of this permit does not constitute a waiver of other requirements contained in the Tucson City Code, Land Use Code, or any other Federal, State, or local regulation. No use other than as permitted herein is allowed. Additional uses allowed under City of Tucson Floodplain and Erosion Hazard Regulations require the issuance of an additional Floodplain Use Permit. The following conditions shall apply to this permit. 1. All work shall conform to the approved improvement plans which are made part of this permit (T11CM02921) which is for an addition to a residential structure. 2. The opening between the existing structure and the proposed addition shall be limited to a single doorway. 3. The lowest floor of the addition shall be a minimum of one foot above the base flood elevation which is 2315.8 feet NAVD 88 4. The lowest finished floor and all associated facilities of the buildings in the property under this permit shall be placed a minimum of 2316.8 feet above mean sea level, NAVD 1988, as Certified by a Registered Land Surveyor. This certification must be completed and returned to the Development Services Dept., Engineering Section on the first Floor of the County/City Public Works Building at 201 N. Stone Avenue. 5. An elevation certificate must be completed and submitted before the floor slab is poured and at the final completion of the addition.. 6. Except as approved by the City Engineer prior to the start of construction, development under this permit shall not obstruct, retard or divert the existing flow of floodwaters from or to adjacent properties. 7. Any additional improvements not reflected in the current permit will be subject to separate review and additional permits. 8. This permit becomes invalid and is subject to additional floodplain review, if any required improvement permit(s') changes the configuration of the structure and or site development. This Floodplain Use Permit will be automatically revoked and becomes invalid for non-compliance to conditions set forth in this permit. |

This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: Show corrections and revisions on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and notate sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. STRUCTURAL PLANS: 1. Show corner framing in compliance with Figure R602.10.5. Revise details sheet A12. PLUMBING PLANS: 1. Provide devices rated for application, G2406.3. A three-way valve for drainage may not be located within the building. Show a gray drain line to the building exterior with any connection to a black line at an exterior location. ELECTRICAL PLANS: 1. Show the location of the sub-panel on the Electrical Plan, E3501.6.2 & E3605.8. 2. Show Bathroom receptacles on a separate 20 AMP circuit (dedicated) with outlets at no other location, E3603.4. Show the laundry and exterior receptacles on a different circuit. 3. Switches may not be located within shower spaces, E3901.7. Relocate the exterior light switch to an area outside of the shower. OUTDOOR LIGHTING CODE 1. Show compliance with City of Tucson Outdoor Lighting Code; the total property lighting limit for area E3 is 55,000 lumens per acre and the unshielded limit for area E3 is 12,000 lumens per acre. Include all exterior fixtures on the property in the calculations. Separately show the fixture wattage both full cut-off and unshielded styles for determining exterior lighting limits.
