Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval.

FOUNDATION PLAN:
1. Provide a note for termite treatment, R320 as amended.

STRUCTURAL / FRAMING PLAN:
2. Provide lateral reinforcement for carport in both longitudinal and transverse directions, R801.2.
3. Specify the method of connection for the porch ledger to the guest house.

PLUMBING PLAN:
4. Specify maximum length of gas piping from meter to furthest appliance, UPC 1217.0 Table 12-8.
5. Clarify gas supply piping diagram. There are two branches labeled 'D' with different distances and diameters. The branch line that supplies the furnace increases in diameter at the end of the run.
6. A minimum 1 inch diameter water supply line from the water meter is required to supply the proposed quantity of plumbing fixtures, UPC Tables 6-6.
7. Provide note requiring that water hammer arrestors be installed in accordance with ASSE 1010-2004 on water lines serving appliances equipped with quick-closing valves to include but not limited to: clothes washers, dishwashers, and refrigerators, UPC 609.10.

ELECTRICAL PLAN:
8. The 20 amp small appliance circuits serving countertop receptacles in the kitchen shall not serve other rooms (except breakfast areas, pantries, etc.), E3801.3.
9. Bathrooms require a separate 20-amp circuit that shall not serve other rooms, E3603.4, E3801.6.
10. Bedroom outlets shall be protected with combination-type arc-fault breakers (receptacles, lights, and smoke detectors), E3802.12.
11. Show locations of smoke detectors (every sleeping room and hallways leading to). All smoke detectors must be interconnected with a power source from the building wiring, and shall be equipped with battery backup. When ceiling finish materials are not removed, existing bedrooms may be equipped with battery operated smoke detectors, R313.
12. Show receptacle outlets at wall spaces 2' or more so that no point along the wall (excluding door openings) is more than 6' from a receptacle outlet, E3801.2.
13. Provide accurate electrical load calculations for determining the service panel size, E3502.2.

OUTDOOR LIGHTING CODE
14. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations.

INTERNATIONAL ENERGY CONSERVATION CODE:
15. Specify the "R" value of the ceiling insulation greater to or equal to the prescriptive requirements or submit justified analysis. The simplified prescribed energy values for ceilings = R-30, N1102.1.

GREEN REMODELING RATING SYSTEM:
16. The Regional Green Remodeling Rating System applies to individual dwellings. Point accruals may not include multiple buildings.
17. Credit 1.4- Provide list of all new proposed vegetation.
18. Credit 1.7- Provide cut sheet for proposed fertilizer.
19. Credit 2.1b- This credit is given for using less lumber than the industry standard. Increasing the rafter sizes to 4x materials for aesthetic purposes defeats this credit.
20. Credit 2.1c,d- This credit applies to projects that use less lumber than the industry standard. There is only one wood framed bearing wall in this project and the majority of the wall is a glass door. This credit can not be applied if lumber is not being conserved.
21. Credit 2.3- This credit is given when only earthen materials are used for exterior walls. New earthen walls must be constructed for this credit to apply.
22. Credit 2.4- Include a list of all materials that will be salvaged during this project that includes a quantity of each material.
23. Credit 2.5- Include a list of all materials that will be salvaged from offsite locations during this project that includes a quantity of each material.
24. Credit 2.8- Clarify ceiling insulation. Floor plan and green credit documentation call for blown-in insulation and the cross section calls for rigid foam.
25. Credit 2.12- Specify location of dedicated recycling area.
26. Credit 2.14c- Specify location, type, and quantity of new paving.
27. Credit 3.3- Indicate the location and type of new tree plantings.
28. Credit 3.4- Provide cut sheet for new interior window coverings with an openness factor of 0.8% or less.
29. Credit 5.4- Provide information on existing furnace with sealed combustion.
