COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This project appears to require a lot split with the adjoining property to the east. Because of the changes required to the parcel to the east, this site plan cannot be approved until the lot split has been approved by the City of Tucson.

2. DS 2-02.2.1.A.8 The parking spaces along the sidewalk where the sidewalk is indicated as 5' in width will require wheel stop curbing or change the sidewalk to a width of 6'-6".

3. DS 2-02.2.1.A.9 Provide a detail of the short term bicycle rack and the long term bicycle locker.

Per LUC Sec. 3.3.9.3.B.1 Short-term bicycle parking shall be within fifty (50) feet of each public entrance to a building as measured along the most direct pedestrian route (see illustration). The plan indicates 49' to the edge of the bicycle parking spaces.

Clearly indicate the location of the long term bicycle parking spaces.

4. DS 2-02.2.1.A.19 Provide dimensions for the future right of way along Swan Road. Dimension the future curb location from the future right of way for both streets.

5. DS 2-02.2.1.A.20 The indicated 3' drainage easement on the property to the north cannot be abandoned on some one else's property. Abandonment can only be for the property indicated.

Provide recording sequence numbers for all easements which are to be abandoned.

2. What does the 5.5' dimension refer to?
3. The accessible parking signs must be on the center line of the 8' wide parking space as per DOT requirements.
4. Change note 4 to read as per "ICC/ANSI 117.1, 2003 EDITION, SECTION 406. The COT DTL 207 is strictly for right of way accessible regulations not private.

Circle K at Swan and 22nd

The site and grading plans are not approved as submitted. Please address the following

1. Confirm the project description in the drainage report. Also check the general comments on the plan sheets for typos and artifacts from other projects.

2. The drainage report doesn't seem to take the storm drain system in 22nd Street. Provide discussion of how the storm drains affect the project site. According to the GIS map, a storm drain in 22nd street collects street flows Rosemont Avenue and discharges into wash A.


3. The maximum driveway width at the property line is 30 feet.. Revise the site plan accordingly. ( City Code 25-39)

4. Provide clarification with additional slope indicators to demonstrate onsite watersheds will be directed to the water harvesting areas as indicated on the water harvesting plan.

5. Clearly label all curb radii. Demonstrate the curb returns have a 25-foot radius in accordance with the Transportation access management guidelines.

6. The PDSD GIS map shows storm drain catch basins in the right of way adjacent to the project site. Revise the SWPPP to address control of fugitive sediment relative to the catch basins.
