This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval. INCLUSIVE HOME DESIGN: 1. As previously requested, provide an accessible route from the public way extending throughout the entire first floor (clarify stairs to dwelling and 36" height above grade), 1003.2. FLOOR PLAN: 2. As previously requested, provide wall bracing for interior walls at intervals not exceeding 35' from exterior wall lines, R403.1.6, R602.10.1.1, R602.10.8. PLUMBING PLAN: 3. As previously requested, washing machines must connect to both the black water building drain and a gray water discharge above grade, Ordinance #10579. ELECTRICAL PLAN: 4. As previously requested, plans must include either a photovoltaic system or preparation for later installation of a PV system in order to receive a permit (minimum 3800 watt load at 100% in load calculation and minimum 2 slots reserved in panel schedule). OUTDOOR LIGHTING CODE 5. As previously requested, show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations. Model plans should specify a minimum lot size for the proposed exterior lighting.
