This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval. GENERAL REQUIREMENTS: 1. As of 6/12/2007 the City of Tucson has adopted the 2006 IRC. All plan pages should reference this code. Remove notations to the 2003 IRC and the 2006 NEC 2. Provide minimum 3/32" lettering per Development Standards or submit an appeal to the Building Official. INCLUSIVE HOME DESIGN: 3. Specify all switches, receptacles, and controls within 15 to 48 inches of the floor (To include thermostat controls), 1003.9. 4. Provide an accessible route from the public way extending throughout the entire first floor (clarify stairs to dwelling and 36" height above grade), 1003.2. FLOOR PLAN: 5. Provide wall bracing for front of building and interior wall bracing at intervals not exceeding 35' from exterior wall lines, R403.1.6, R602.10.1.1, R602.10.8. FOUNDATION PLAN: 6. Provide venting for under-floor areas, R408.1. STRUCTURAL / FRAMING PLAN: 7. Clarify floor joist series (TJI 110 series are not offered in 16" heights). SECTIONS - DETAILS: 8. Show minimum bond beam in top of stem wall for detail 3. 9. Specify flashing and weep holes for masonry veneer, R703.7.5, R703.7.6. PLUMBING PLAN: 10. Correct all overtyping and provide a legible plumbing layout. 11. All construction drawings submitted after March 1, 2009 for one- or two-family dwellings require a solar water heating system, or future installation preparation with one of the following provisions: control and ¾"water piping; 3" metallic sleeve; or an accessible attic over the water heater. 12. Washing machines must have separate gray water discharge that terminates above grade in an exterior wall and must also connect to the black water building drain, Ordinance #10579. 13. Provide waste clean out for gray water building drain within 24" of exterior wall. MECHANICAL PLAN: 14. Specify size of return air register, M1602. Minimum duct/register size: heat pump or air conditioner - 6 sq. in. / 1000 BTU, M1403.1 (1 ton cooling = 12,000 BTU). ELECTRICAL PLAN: 15. On June 17, 2008, Mayor and Council unanimously voted to require all new residences to be solar ready for electric (PV). Starting July 1, 2009, all new single family homes or duplexes must include in the plans either a photovoltaic system or preparation for later installation of a PV system in order to receive a permit. 16. Overhead service for new construction requires an appeal to the Building Official, IBC amendment section 111.1.1. 17. Tucson Electric Power requires a 2½" diameter conduit for service entrance conductors, TEP SR-305. 18. Provide over current protection consistent with conductor size for circuit #12. 19. Provide convenience receptacle within 25' of mechanical equipment, E3801.11, E3803.4. 20. All smoke detectors must be interconnected with a power source from the building wiring, and shall be equipped with battery backup, R313. OUTDOOR LIGHTING CODE 21. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations. Model plans should specify a minimum lot size for the proposed exterior lighting. INTERNATIONAL ENERGY CONSERVATION CODE: 22. Specify a "U" factor and solar heat gain coefficient of the windows and doors that meets or exceeds the requirements of N1102.1. The simplified prescribed energy value for climate zone 2B glazing and skylights is U=0.75, the default SHGC is 0.40.
