Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
Show corrections and revisions on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and notate sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

SITE PLAN:

1. Indicate the location of buildings, utility meters and gas, water, electric and sewer lines from property line to building, R106.1.1.

FOUNDATION PLANS:

1. Show compliance with termite treatment, R320.
2. Provide a footer size compatible for the bearing load, R401.2. Revise the post footer size for accommodating the Garage ridge beam load. Show a minimum 2'8" square footer at the Foundation Plan and Detail 1/4.
3. Provide a footer size compatible for the bearing load, R401.2. Revise the post footer size for accommodating the Porch load. Show a minimum 18" square footer at Foundation Plan sheet #5 and Detail 2/7.
4. Framed exterior walls of enclosed roof structures require continuous reinforced concrete footings of minimum 12" width and 12" below undisturbed ground surface, R403.1. Revise Detail 2/4.

FLOOR PLANS:

1. Exterior walls with a fire separation distance less than 3-foot must have not less than one-hour fire-resistive construction. Show compliance with R302.1 (City of Tucson Amended) by providing a section detail of materials prescribed in IBC Table 720.1(2), Items 15-1.1 to 16-1.3.
2. One-hour fire-resistive construction may not have openings, R302.1. Remove the Garage window.
3. Projections may not extend to a point closer than 2 feet from the property line. Provide notation for compliance with R302.1 (City of Tucson Amended) by removing the roof overhang at the new bath area, or provide an appeal to the Building Official, R301.1. Show an appropriate detail without overhang other than a 2x fascia at the structure within 2' of the property line.
4. Projections extending into the 3-foot fire separation distance require not less than one-hour fire-resistive construction on the underside. Provide notation for compliance with R302.1 (City of Tucson Amended) for the altered roof overhang. The fire protected overhang may only extend closer than 24" from the property line.
5. Show the door from a garage to dwelling with a 20-minute fire rating (or 1-3/8" solid core) with self-closing and self-latching provision, 2006 IRC Amendment section 309.1.
6. Show a ½" gypsum board (garage side) on all walls common to the garage and house or other fire rated product in compliance with R309.2.

STRUCTURAL PLANS:

1. Show a Garage ridge beam size with appropriate load carrying capacity, or show a mid span post and footer, R301.1. The 6-3/4" x 7-1/2" GLM with 22' span is undersized.
2. The 2-2x8 headers are undersized at 6' openings on load bearing walls, Table 502.5(1) & (2). Provide larger headers at two load bearing 6' openings on sheet #6.
3. Brace wall panel requirements have not been met for the garage door opening with adjacent wall panels less than 32", R602.10.6. The single portal Alternate Braced Wall design requires sheathed panel nailing to header, 4,200 LBS uplift capacity tie-downs, and 1,000 LBS post straps top and bottom, Figure R602.10.6.2. Or, the two braced wall segment without hold downs, Guide to the 2006 IRC Figure 5.20.
4. Show a minimum structural sheathing thickness of 5/8" for T1-11 on roof, R802.1. Revise Detail B/4.
5. Provide Family Room (TJI) joist sizes and spacing in compliance with Table R802.5.1, or specify manufactured truss on the Framing Plan sheet #6 and Details B & C/7.
6. Provide Porch (2x10 @ 24") rafter sizes and spacing in compliance with Table R802.5.1. Increase the rafter size or decrease the spacing shown on the Framing Plan sheet #6 and Detail A/7.

SECTIONS - DETAILS:

1. Specify water-resistive barrier equivalent to two layers of Grade D paper over the wood based sheathing of exterior plaster wall coverings, R703.6.3. Show on Details 1, B & C/7.

ELECTRICAL PLANS:

1. Tucson Electric Power requires meters and associated equipment to be relocated from enclosed locations, TEP SR-405.L. Show a relocated service as coordinated with TEP.
2. Provide a panel schedule showing wire size of each circuit or notate the wire size for each protection rating, E3602.2.
3. Revise the electrical load calculations following Table E3502.2 for sizing 100% of the dwelling load. Add the total nameplate for the largest of air conditioning or heating units after the 40% demand factor entry. This load is not reduced.
4. Show all readily accessible garage receptacle outlets with GFCI protection, E3802.2.

OUTDOOR LIGHTING CODE

1. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations.
2. Provide spec sheets for all full cut-off fixtures showing the lamp type, placement and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). Fixtures are only exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13. Show the maximum "U" factors of the windows and doors on the plans, N1101.2.
