On sheet A101 there are existing marked pedestrian crossings from the main Chevrolet showroom to a concrete pensula that connects to the new building. Please show this connection on the existing site civil drawings and insure that they are all in compliance with ICC/ANSI 117.1 for marked crossings complete with ramps, marked crossings and detectable warnings. b. Please continue this accessible route to the main entrance of the new building and to the service enterance on the west side. c. Please provide for an accessible pedestrian gate thru the 6'0" high screen wall. 2. The ramp and landing design in front of the two accessible parking spaces does not allow for a continous accessible through route. The curb around the landing is an accessible barrier. Please redesign to provide access to the front entrance. 3. Detectable warnings are not required at the accessible parking aisles. 4. The landing and ramp design at the North west corner of the Service Advisor's area does not allow an accessible passage from the front entrance to the service entrance, i.e. curb and elevation difference. Please redesign the access area for an accessible route to the service area entrance. 5. If the ramp and detectable warning strip on the South side of the building is meant as an accessible passenger loading, please delete and redesign for a compliant accessible passenger laoding zone as per the 2006 IBC, Section 1106.7 and ICC/ANSI 117.1, Section 503. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for the areas of expansion and any changes to the site. Once a building square footage expansion calculation is provided that is cumulative to the last approved full code compliance site plan this comment may change. 2. The provided Private Grading & Paving Plan, Sheet 2 of 4 does not appear to match the provided Architectural Site Plan, Sheet A1.01, i.e. location of proposed accessible vehicle parking spaces. The following comments are based on Sheet A1.01 Architectural Site Plan. 3. D.S. 2-02.2.1.A.7 Provide dimensions between the proposed Infiniti building, proposed Chevrolet Delivery Building and the existing Chevrolet Canopy on the site plan. 4. D.S. 2-02.2.1.A.8 Clearly indicated what vehicle parking spaces are required and what are for display or storage. It does not appear that based on the provided vehicle parking space calculation that the required number of vehicle parking spaces, 476, are provided. 5. D.S. 2-02.2.1.A.8 Fully dimension the proposed parking spaces on the site plan. 6. D.S. 2-02.2.1.A.9 Per LUC Section 3.3.3.5 expansions less than 25% bicycle parking is required for the area of expansion only. That said either provide the required Long & Short Term bicycle parking for the expansions or see LUC Section 3.3.8.2.A.4 and provide written documentation that a Modification has peen granted. 7. D.S. 2-02.2.1.A.12 Demonstrate on the site plan how the requirements of D.S. 2-08.4.1.A A continuous pedestrian circulation/accessible path will be provided to the pedestrian circulation path located in any adjacent streets. That said provide a sidewalk the proposed Infiniti building to Auto Mall Drive. 8. D.S. 2-02.2.1.A.12 Demonstrate on the site plan how the requirements of D.S. 2-08.3.1 Clearly show the required continuous pedestrian circulation/accessible path between the proposed Infiniti building, proposed Chevrolet Delivery Building and the existing Chevrolet Building. 9. D.S. 2-02.2.1.A.12 Per D.S. 2-08.4.1.C provide a sidewalk between the vehicle parking spaces and the north side of the proposed Infiniti building. 10. D.S. 2-02.2.1.A.28 Provide the zoning for the parcels located across Auto Mall Drive. 11. D.S. 2-02.2.2.A.3 Remove the lot coverage calculation from the plan as it is not applicable and provide a Floor Area Ratio Calculation (FAR) that provides the allowed and proposed FAR, see LUC Section 3.2.11. 12. D.S. 2-02.2.2.A.6 It does not appear that the expansion calculation is correct. Based on site plan T11CM01276 the "ORIGINAL BUILDING AREA" was "114,185 SF" and the total "ADDITIONS" was "21,459 SF". This project appears to have a net expansion of 5,962 SF therefore the total expansion would be 27,421/114,185 which would equal a 24% expansion. Building expansion are cumulative back to the last full code compliance review. 13. Depending on how the above comments are addressed additional comments may be forth coming.
