This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: Show corrections and revisions on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and notate sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007 and the 2006 UPC with amendments on 7/10/2007. For initial construction: Effective 1/1/2007 the Inclusive Home Design; starting 3/1/2009 Solar Water Preparation and 7/1/2009 Solar Photo-Voltaic Preparation are required for all new SFR and duplex plans. Show the code references on the plans. Amendments to adopted codes are at the City web-site http://www.tucsonaz.gov: Planning, Building, & Business; under the Building topic; Building Ordinances and Codes; Building Codes FLOOR PLANS: 1. Provide emergency escape from the basement in compliance with R310. 2. Provide a handrail for the exterior stairway of four or more risers, R311.5.6. 3. Show under-floor space ventilation openings with not less than 1 SF for each 150 SF of area, R408.2. Show the location of a minimum 18"X24" access to under floor space that exceeds 30SF, R408.4. STRUCTURAL PLANS: 1. Provide an engineer's calculation, design and seal for retaining walls exceeding 2 ' in height measured from the bottom of the footing to the top of the wall, R404.5. 2. Buildings with framed walls exceeding 12' in height require a structural design by a registered engineer in the state of Arizona, R602.10.10. Arizona Statute 32-144.4. SECTIONS - DETAILS: 1. Remove the optional water heater notation on sheet A-3, R106.1.1. A tankless water heater requires larger utility lines than a storage unit. 2. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d. 3. Show the weep screed with a minimum clearance 4" above grade or 2" above paved areas, R703.6.2.1. Revise details #13, 17 & 19/A-11. 4. Calculate and show the attic ventilation using 1 to 150 of attic area in compliance with R806.2. 5. Show roof crickets and scupper openings (4" minimum), IPC 1107.3. PLUMBING PLANS: 1. Remove the UPC reference notation below the Plumbing Fixture Schedule. The design is derived from 2006 IRC fixture units. 2. Show the means of energizing the water heater. 3. Show the 1-1/4" water service pipe on the plan between the meter and the first branch tee, P2903.6. 4. Show an individual accessible water supply shut off valve at the dwelling, P2903.9.1. 5. Show a 3" plumbing drain from P2, Table P3005.4.1. 6. Show a clean out at the kitchen sink area UPC 707.4 W/ State amendment. 7. Show a two-way cleanout at the building exterior, P3005.2. 8. Show a 1-1/4" gas line at segments 'G' & 'I' since a 1" limit is 237 CFH with 70' developed length, G2413.4.2. Also, increase segments 'C' & 'E' by one size. The developed length is derived from the meter to the furthest appliance for all segments along the path. MECHANICAL PLANS: 1. Show combustion air for the water heater if gas energized with 'B' vent as notated on sheet A-3, G2407. 2. Show supply and return ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, R1103.2.1. 3. Provide return air duct and register sizes meeting minimum requirements of 72 SQ IN/ ton, M1403. Minimum duct/register size: heat pump or air conditioner - 6 SQ IN per 1,000 BTU (1 ton cooling = 12,000 BTU). A 3-1/2 ton unit requires a minimum 252 SQ IN return duct area or an 18" diameter duct. 4. Show dryer vent size and location for venting to exterior, M1501. 5. Show combustion air compliance for (furnaces) appliances in confined spaces, G2407.6. ELECTRICAL PLANS: 1. Show the location of each outlet on the Electrical Plan, E3305.1. Show circuit #10. 2. Use Table E3605.1, for sizing Panel 'B' feeder conductors rated at 100 AMP or less, E3605.4.1. The 100A protected sub panel requires #3 copper conductors. Or, revise the 100A breaker to 85A. 3. Show receptacle outlets with no wall point (exclude door openings) more than 6' from a receptacle outlet, E3801.2. Add receptacles in the Arboretum and Master Bedroom. 4. Show a GFCI receptacle outlet on the same level within 25' of exterior HVAC equipment, E3801.11.
