COMMENTS: the following comments are relative to an application for a Design Development Option (DDO).


This Site requires a DDO for the setbacks to both the east and west property lines. This site is in the R-1 Zone (LUC Section 2.3.4.2.A.1). The Development Designator is "G" (LUC Section 3.2.3.1.B) and the Perimeter Yard Indicator AA (LUC Section 3.2.6.4).

The minimum setback to the east property line is the greater of six feet or two-thirds the height of the structure's wall facing the property line. The wall height facing the east property line is twelve (12) feet. The minimum setback to the east property line is eight (8) feet. The proposed setback is two (2) feet. The highest point of the wall facing the west property does not exceed nine (9) feet. The minimum setback to the west property line is six (6) feet. The proposed setback is three (3) feet, four (4) inches.

There was an approved LDO with the permit T02CM00998. Extenuating circumstances prevented completion of the project.
