This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval. FLOOR PLAN: 1. Both doors between the garage and habitable spaces shall be self-closing minimum 20-minute fire-rated, R309.1 as amended. 2. Specify safety glazing in hazardous locations, R308.4. Adjacent to stairways and landings (36" of a walking surface, less than 60" above) STRUCTURAL / FRAMING PLAN: 3. Show the note referring to the balcony that is off the page on the floor framing plan. 4. Provide engineered design for the proposed span of I-joists and intended cantilevered balcony exceeding 24 inches. 5. Provide sufficient support for the stairway opening. 6. Clarify the connection of I-joists to the angled ledger. The maximum angle for Simpson skewed hangers is 45 degrees. SECTIONS - DETAILS: 7. Provide a cross section detail and framing information for the wood stand intended to support the air conditioner. PLUMBING PLAN: 8. Included all plumbing fixtures served by the water meter in the fixture unit schedule. 9. Provide the maximum developed length of water line from the meter to the furthest appliance served, the lowest available pressure, the size of the water meter and the diameter of the water supply line from the meter to the building entrance, P2903.7. ELECTRICAL PLAN: 10. Verify the location of the air conditioner disconnect consistent with the proposed equipment location. 11. Convenience receptacles shall be provided within 25' of mechanical equipment (air conditioner) E3801.11, E3803.4. 12. Specify the quantity of electric meters currently on the property and the intended use and designation for each proposed meter. INTERNATIONAL ENERGY CONSERVATION CODE: 13. Specify the "R" value of the insulation, as well as the "U" factor and the solar heat gain coefficient of the windows and doors. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13, N1102.1.
