This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval. GENERAL REQUIREMENTS: 1. As of 6/12/2007 the City of Tucson has adopted the 2006 IRC (sheet 4 general notes). INCLUSIVE HOME DESIGN: 2. Provide a complete set of notes on the plan to meet the Inclusive Home Design Ordinance 10463. 3. Pass-through door openings shall have a net width of not less than 30 inches (2'8" doors) including bathroom and pantry doors, 1003.5.2.1. FLOOR PLAN: 4. Specify nonabsorbent wall surface minimum 6' above the floor with cement, fiber-cement, or glass-mat board backing in tub/shower enclosures, R307.2, R702.4.2. 5. Specify safety glazing in hazardous locations, R308.4. Within 18" of the floor when individual panes exceed 9 square feet. 6. Specify minimum ½" gypsum board on all walls common to the garage and house in compliance with R309.2. STRUCTURAL / FRAMING PLAN: 7. Clarify optional holdown HTT22 as this hardware is not included in Simpson listings. SECTIONS - DETAILS: 8. Include exterior wall covering on section details. Note: stucco weep screeds require a min. clearance 4" above grade or 2" above paved areas, R703.6.2.1. 9. Specify wall and ceiling covering on section details. Note: Ceiling gypsum board must be either 5/8" or ½" sag resistant when applied to ceilings framed at 24" o/c, IRC table R702.3.5 footnote d. 10. Simpson H2.5 ties are not rated to connect to end grain of plywood (detail 14) consider MASA anchors. PLUMBING PLAN: 11. Provide separate connections for the washing machine to both the black water and gray water building drains, Ordinance 10579. 12. Bathtubs and showers must be connected to the gray water building drain, Ordinance 10579. 13. Provide consistent information regarding the capacity of furnace #3 and verify gas supply line diameter for the branch line running over the entryway. MECHANICAL PLAN: 14. Specify supply and return air ducts with a minimum R-8 insulation when located outside the thermal envelope, R1103.2.1. ELECTRICAL PLAN: 15. All bedroom outlets shall be protected with combination-type arc-fault breakers including lights and smoke detectors, E3802.12. 16. Verify circuit references for the following outlets: GFCI receptacle in Jack and Jill bathroom; air handler number 3; radiant floor heater. 17. Correct overtyping in general notes on sheet E3. 18. Show gas bond on riser diagram, E3509.7. 19. Provide minimum 3/32" lettering per Development Standards on riser diagram. 20. Specify the proposed wire and over current device sizes for the following circuits: A14; M19; M21. OUTDOOR LIGHTING CODE 21. Provide cut sheets for all FCO fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). Only fully shielded light fixtures located under roof overhangs are exempt from outdoor lighting calculations, OLC 5.1.2. INTERNATIONAL ENERGY CONSERVATION CODE: 22. Specify the "R" value of the insulation, as well as the "U" factor and the solar heat gain coefficient of the windows and doors. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13, N1102.1.
