This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: Show corrections and revisions on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and notate sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007 and the 2006 UPC with amendments on 7/10/2007. For initial construction: Effective 1/1/2007 the Inclusive Home Design; starting 3/1/2009 Solar Water Preparation and 7/1/2009 Solar Photo-Voltaic Preparation are required for all new SFR and duplex plans. Show the code references on the plans. Amendments to adopted codes are at the City web-site http://www.tucsonaz.gov: Planning, Building, & Business; under the Building topic; Building Ordinances and Codes; Building Codes GENERAL NOTES: " Limit all code references to those recognized by the City of Tucson. Adopted 2006 codes are listed at the Planning & Development Services web site. Show the code references used for the design. SITE PLAN: 1. Indicate the location of buildings, utility meters and gas, water, electric and sewer or septic lines from property line to building, R106.1.1. 2. Show compliance with the Pool Barrier requirement by including a barrier between the addition (openings) door/windows and the pool, if the pool is not enclosed with a continuous 5' barrier, 2006 IRC Appendix G (Amendment). FOUNDATION PLANS: 1. Show compliance with termite treatment, R320 as amended. 2. A landing must be at least as wide as the door it serves and 36" in the direction of travel, R311.4.3. Change the landing size shown at doors 02 & 03, S1.0, or show other adjacent surface conditions. FLOOR PLANS: 1. Show door 13 from a garage to dwelling with self-closing and self-latching provision, 2006 IRC Amendment section 309.1. STRUCTURAL PLANS: 1. Show beam to wall connection (fasteners) at all details on S2.0 & S2.1, R606.11. 2. Show rafter to wall connection using (H2.5) ties having a resistance to uplift of not less than 365 pounds, R802.11.1. (City of Tucson Amended). SECTIONS - DETAILS: 1. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d. PLUMBING PLANS: 1. Provide a water hammer arrester wherever quick-closing valves (clothes washer, dishwasher and refrigerator) are installed in a water distribution system, UPC 609.10. P2903.5. 2. Water pipes are size for controlling excessive water flow rates, P2903.7. The demand for the kitchen, two bathrooms and hose bibbs is greater than the ¾" cold water pipe can provide. Increase the pipe to 1" between the 2" line supplying the building and the kitchen group. 3. Provide the gas fireplace manufacturer's spec sheet with the BTU requirement for keynote #11 and 12, or size the gas lines for the code prescribed 80,000 BTU gas log rating, G2413.3 & Table G2413.4(1). MECHANICAL PLANS: 1. Provide an equipment specification list including the tonnage capacity, M1302.1. 2. The 16" x 16" return air duct is sized for a maximum 3.5 ton system. Clarify that the return air duct meets the minimum requirement of 72 SQ IN/ ton, M1403. Minimum duct/register size: heat pump or air conditioner - 6 SQ IN per 1,000 BTU (1 ton cooling = 12,000 BTU). 3. Clarify the material of the duct running to the island toekick grill. Show underground return air ductwork on the foundation plan with a minimum of 2"of concrete encasement, M1601.1.2. ELECTRICAL PLANS: 1. Provide a #4 cu grounding electrode conductor for the 200A service when attached to a steel footing grounding electrode, Table E3503.1 footnote d. Revise the riser diagram. 2. Revise the Heat pump circuit size for serving the load, E3602.11. Show circuit #5/7 at the compressor unit and circuit #19 at the blower unit. 3. Show all readily accessible garage receptacle outlets with GFCI protection, E3802.2. 5. Show or notate a disconnect means or a locking breaker for the water heater, E4001.5. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13. Mass wall requirement is R=4 when 50% of insulation is exterior and R=6 when applied interior, N1102.1. Show a means of achieving the prescriptive values at each assembly and windows, or show overall compliance if using less than prescribed component values by providing a RES check calculation. 2. Both standard and high density R-30 batt insulation requires a space greater than provided with 2" x 6" framing shown on sheet #S2.0. Identify the product that provides the required value, or provide an appropriate ceiling cavity space.
