TRANSMITTAL DATE: August 11, 2011

COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for the areas of expansion and any changes to the site.

2. D.S. 2-02.2.1.A.5 The proposed lot split will be required to be approved prior to approval of this site plan.

3. This comment was not fully addressed. Demonstrate on the plan how the requirements of LUC Sections 3.3.9.2.B.6, .7 & .8 are met. D.S. 2-02.2.1.A.9 For the proposed Short-Term bicycle parking provide a detail that includes; materials for lighting, paving, and security; fully dimensioned layout; specific type of rack.

4. This comment was not fully addressed. Based on the dimensions provided on the "BIKE RACKS DETAILS" this configuration will only support six (6) bicycles. Revise the detail to meet the requirements of LUC Sections 3.3.9.2.B.6, .7 & .8. D.S. 2-02.2.1.A.9 The "BIKE RACKS DETAIL" Sheet C4.0 calls out "8 BIKE CAPACITY" and the bicycle parking calc calls out 10 provided, clarify the difference.

5. This comment was not addressed correctly. The "PARKING DATA: OVERALL SHOPPING CENTER" does not show what LUC vehicle parking ratio that was used. Provide the number required and provided. D.S. 2-02.2.2.A.4 Provide a vehicle parking calculation that uses a vehicle parking ratio shown in the LUC.

6. As it appears that the vehicle parking space calculation for the entire site is based the new revisions to LUC vehicle parking requirements. That said if the new vehicle parking are used than you are required to use the new bicycle parking Demonstrate on the plan how the requirements of LUC Section 3.3.8.2.B Minimum Required Bicycle Parking Spaces, are met for the entire site. D.S. 2-02.2.2.A.4 Provide a bicycle parking space calculation based on LUC Section 3.3.8.2.B RETAIL TRADE USE GROUP* The required number of bicycle parking spaces for multiple use development composed of more than one building shall be calculated on a per building basis using the formulas provided above. That said for the three out building two (2) Short-Term and two (2) Long-Term bicycle parking spaces are required for each out building along with three (3) Short-Term and two (2) Long-Term bicycle parking spaces for the Checker building.

7. As new lot lines are proposed provide a copy of the new recorded cross access agreements for both vehicle and pedestrian access with your next submittal.

8. Depending on how the above comments are addressed additional comments may be forth coming.
