Speedway Blvd. Tower and Façade Additions Site Plan Transmittal date: 1st Review 08/31/2011 COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. Zoning has reviewed this project in accordance with Land Use Code (LUC) per the C-2 / R-2 zoning of 5000 E. Speedway Blvd., LUC Sec. 2.5.4.2.B.3, General Merchandise Sales "31", subject to: Sec. 3.5.9.2.A, 3.2.3.2 Table B, Designator 31, perimeter yard indicator DD, 3.2.6.5.B.1 are applicable to the proposed site plan. 2. The submitted site plan proposes a new tower along Speedway Blvd. The 26'-0"" high wall on the north elevation of the proposed tower is to be located six (6) feet six (6) inches from the back of curb for the future right of way. As per LUC Sec. 3.2.6.5 the minimum required front street perimeter yard setback within an developing area is twenty-one (21) feet or the height of the proposed wall which ever is greater from the back of future curb. Therefore requiring a setback of twenty six (26) feet. Please note that the tower is proposed to be located within the future right of way. The submitted site plan proposes a raised parapet along Speedway Blvd. The 20'-6"" high wall on the north elevation of the proposed parapet is to be located eight (8) feet six (6) inches from the back of curb for the future right of way. As per LUC Sec. 3.2.6.5 the minimum required front street perimeter yard setback within an developing area is twenty-one (21) feet or the height of the proposed wall which ever is greater from the back of future curb. Therefore requiring a setback of twenty one (21) feet. 3. The submitted site plan proposes a new tower along Santa Rosa Ave. The 26'-0"" high wall on the west elevation of the proposed tower is to be located twenty (20) feet two (2) inches from the edge of the nearest adjacent travel lane. As per LUC Sec. 3.2.6.5 the minimum required street perimeter yard setback within an developing area is twenty-one (21) feet or the height of the proposed wall which ever is greater from the edge of the nearest travel lane. Therefore the required setback is twenty six (26) feet. 4. To proceed with this project as shown on the submitted site plan, a Board of Adjustment variance to these LUC requirements must be obtained. 5. If a Board of Adjustment variance is granted, please note the case number, date of approval, variance(s) granted, and any conditions of the variance on the site plan. To obtain zoning review approval for the project, please return with a copy of the official Board of Adjustment decision memorandum and plans.
