This site contains two (2) separate parcels therefore you will need to show how the parcels can work as stand alone parcels if sold separately or provide a Pima County Tax Parcel Combo. 2. Please reference the last approved site plan (T00CM02983) by adding the permit number near the lower right corner of all sheets. 3. In the code analysis portion of sheet T1.1, the zoning of the property is incorrect it should be C-1. Revise. In the same portion of sheet T1.1 revise the existing use to read as follows: Dare Care "34" Provide the allowed Floor Area Ratio (FAR) which is 2.00. The indicated required front street setback is incorrect. The required front setback is 21' or the height of the structure from the back of future curb. Revise. Provide the allowed building height (75') in the calculations. 4. The parking calculations are incorrect as far as the number of required parking spaces. There has been a change to the LUC as far as number of required parking spaces. The new calculation for a Day Care use is 1 spaces per 300 sq. ft. of gross floor area. Revise calculations. 5. The zoning of the adjoining properties is C-1. Revise site plan. 6. Provide the setback from the proposed building to the west property line. 7. On the site plan the indicated square footage of 11,320 on the foot print of the existing structure is incorrect. Should be 8,180 sq.ft. Revise. Landscaping requirements apply to expansion of existing development as follows: " On sites where the gross floor area of the existing building(s) is more than ten thousand (10,000) square feet, expansion in square footage of land area, floor area, lot coverage, or vehicular use area as follows: " If the expansion is less than 25%, the requirements of this Division apply only to the proposed expansion. Existing development on the site is subject to the zoning regulations in effect at the time the existing development received zoning approval per LUC 3.7.1.2.B " If the expansion is 25% or greater or if expansions as of February 15, 1991 cumulatively result in a 25% or greater expansion in land area, floor area, lot coverage, or vehicular use area, the requirements of this Division apply to the entire site per LUC 3.7.1.2.B.
