This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval. STRUCTURAL / FRAMING PLAN: 1. OSB sheathing is not rated for weather exposure. Remove option note for stucco covering or specify an acceptable exterior wall covering. 2. Justify proposed span for 2x8 rafters over living area (unless they are spaced 12 inches on center or less). 3. Remove vented eave blocking when there is not a ventable attic space. ELEVATIONS: 4. Label elevation views according to direction. PLUMBING PLAN: 5. Clarify the water conservation requirements: (IRC values = Water closets = 1.6 gpf, Sinks = 2.2 gpm, Showerheads = 2.5 gpm) P2903.2. 6. Specify the lowest available water pressure for the supply design, P2903.7. MECHANICAL PLAN: 7. Both R-6 duct insulation and R-8 is specified on the mechanical notes, clarify. 8. Locate the proposed roof-mounted heat pump over interior walls or justify the proposed roof design. ELECTRICAL PLAN: 9. Existing circuit is specified to serve the bathroom receptacle. Notate on the plan that no other receptacles may share the bathroom circuit, E3603.4, E3801.6. 10. Show the location of small appliance receptacles to serve kitchen counter spaces and specify minimum of two 20 amp circuits, E3801.3. 11. Clarify the number 37 shown in the bathroom. OUTDOOR LIGHTING CODE 12. Provide cut sheets for all FCO fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style) including adjustable motion/flood lighting. INTERNATIONAL ENERGY CONSERVATION CODE: 13. Minimum roof cavity insulation value must meet or exceed the prescriptive code minimum (R-30 = 9.25" batt) N1102.1.
