Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
Show corrections and revisions on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and notate sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007 and the 2006 UPC with amendments on 7/10/2007. For initial construction: Effective 1/1/2007 the Inclusive Home Design; starting 3/1/2009 Solar Water Preparation and 7/1/2009 Solar Photo-Voltaic Preparation are required for all new SFR and duplex plans. Show the code references on the plans. Amendments to adopted codes are at the City web-site http://www.tucsonaz.gov: Planning, Building, & Business; under the Building topic; Building Ordinances and Codes; Building Codes

GENERAL NOTES:

" Show compliance with the Inclusive Home Design Ordinance adopted by the City of Tucson on 10/16/2007. Notate accessible route, minimum door width, changes in floor elevation, door hardware, electrical outlet reach range, grab bar reinforcement, etc.
" All SFR and Duplex plans submitted after March 1, 2009 require a solar water system, or future installation preparation City of Tucson Ordinance #10549 with one of the following provisions: ½"control conduit and two ¾" copper piping for water with rooftop termination; straight 3" capped sleeve; or an accessible attic (clear path 30" wide x 30" high) over the water heater. Show appropriate notation.

FLOOR PLANS:

1. Show an elevation (Section A-A) of the wall separating the Living Room and Bedroom, R106.1.1. The two areas are not considered as one room for HVAC distribution (R303.8) and Bedroom egress (R310) and unless the separating wall is at least 50% open, R303.2.
2. Locate and identify 4' brace wall panels at the ends (within 12.5') of all wall lines for avoiding the requirement of tie-downs at panels less than 4' wide, Table R602.10.6. Clarify the north and south wall panel B locations. Brace wall panels may not include window openings and may not be placed more than 12.5' from the wall end.

PLUMBING PLANS:

1. Clarify the supply water fixture unit schedule showing the actual total demand of 5.7, P2903.6.

MECHANICAL PLANS:

1. Provide heating facilities in all habitable rooms, R303.8. Clarify if the Living Room and Bedroom is a single area.
2. Clarify the 18" platform M1307.3 notation. This code section is applicable for Garage appliances, not utility closets. The platform may be included if desired.

ELECTRICAL PLANS:

1. Show overcurrent protection not exceeding the allowable conductor ampacity, E3605.5. Revise the breaker or wire size shown for circuit #12, 14.
2. Show receptacle outlets at each kitchen counter space wider than 12", E3801.4.1. Consider an outlet between the sink and refrigerator.
3. Peninsular counter tops require at least one receptacle outlet (either end) within 12" below the countertop surface, E3801.4.2 and E3801.4.3.
