COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1).


This site is located in the C-1 zone (UDC 4.7.20). A Multi-family complex is a permitted use in this zone (Table 4.3-4.A).

The required setback to the front property line is the greater of twenty (20) feet or one and one-half the heights (UDC 6.4.5.C.1.a). The height facing the front is seventeen (17) feet. The required setback is twenty-five (25) feet, six (6) inches (UDC 6.4.5.C1.a). The proposed setback is ten (10) feet, nine (9) inches to the front property line.
