COMMENTS: the following comments are relative to an application for a Design Development Option (DDO).


This Site requires a DDO for the front setback to the south property line for a side entry carport. This site is in the R-1 Zone (LUC Section 2.3.4.2.A.1). The Development Designator is "G" (LUC Section 3.2.3.1.B) and the Perimeter Yard Indicator AA (LUC Section 3.2.6.4).

The minimum setback to the front property line is the greater of twenty (20) feet or one and one half time the height (1 ½ H) of the structure's wall facing the property line (LUC Section 3.2.6.5.A) for the side entry carport. The height for the front carport is twelve (12) feet. The required setback is twenty (20) feet (LUC Section 3.2.6.5.A). The proposed setback is seventeen (17) feet.

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval.

GENERAL REQUIREMENTS:
1. White-out is not acceptable on final plan set.

STRUCTURAL / FRAMING PLAN:
1. Specify lateral support for outer end of carport to resist racking, R801.2.
2. Justify size of glulam beams supporting carport roof for the proposed span.
3. Specify the size, spacing, and span of roof framing elements in the existing carport to support additional dead load of ceiling finishes.

INTERNATIONAL ENERGY CONSERVATION CODE:
4. Demonstrate method of propose ceiling insulation to meet the minimum requirement of R-30 in the existing roof framing, N1102.1

OUTDOOR LIGHTING CODE:
5. Include exterior security light on front of building in unshielded lighting category of outdoor lighting calculation.
