Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
Show corrections and revisions on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and notate sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007 and the 2006 UPC with amendments on 7/10/2007. For initial construction: Effective 1/1/2007 the Inclusive Home Design; starting 3/1/2009 Solar Water Preparation and 7/1/2009 Solar Photo-Voltaic Preparation are required for all new SFR and duplex plans. Show the code references on the plans. Amendments to adopted codes are at the City web-site http://www.tucsonaz.gov: Planning, Building, & Business; under the Building topic; Building Ordinances and Codes; Building Codes

FOUNDATION PLANS:

1. Show compliance with termite treatment, R320.

FLOOR PLANS:

1. Show the door from a garage to dwelling with a 20-minute fire rating (or 1-3/8" solid core) with self-closing and self-latching provision, 2006 IRC Amendment section 309.1.
2. Show under-floor space ventilation openings with not less than 1 SF for each 150 SF of area, R408.2. Show the location of a minimum 18"X24" access to under floor space that exceeds 30SF, R408.4.

STRUCTURAL PLANS:

1. The integrity of the existing structure requires verification for supporting the new loads. A registered Arizona engineer may seal the details of existing CMU structures supporting new beam connections, R301.1.
2. Provide an engineer's calculation, design and seal for bearing framed walls over 10' with roof spans exceeding 12', Table R602.3.1 footnote b.
3. Buildings with framed walls exceeding 12' in height require a structural design by a registered engineer in the state of Arizona, R602.10.10. Arizona Statute 32-144.4.
4. Provide detail for bracing trusses at gable ends to prevent rotation and provide lateral stability, R802.10.3.

SECTIONS - DETAILS:

1. Clarify the title of sheet #6. Sections not included.
2. Clarify the load bearing notation on sheet #5 at the proposed interior Master Bedroom wall. This wall does not have a footer.
3. Show untreated wood framing with a minimum 8" clearance above the ground, R319.1 item 2. Clarify detail 4/4.
4. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2.
5. Show rafter to wall connections using (H2.5) ties having a resistance to uplift of not less than 365 pounds, R802.11.1. (City of Tucson Amended). Clarify details 1 & 2/5.

PLUMBING PLANS:

1. Provide gas pipe sizes in compliance with connected demand, G2413.3 & Table G2413.4(1). Revise the total developed length from meter to the most remote to 61'. Revise the 1" pipe from meter to the third tee with a 1-1/4" pipe.

ELECTRICAL PLANS:

1. A wall switch for illuminating stairs must be provided at each floor level of stairways with six or more risers, R303.6.1.
2. Smoke alarms are required outside each separate sleeping area, R313.2. Show a smoke alarm on the outside of the Master Bedroom door.
3. Smoke alarms are required at each story, R313.3. Show a smoke alarm in the basement.
4. Show receptacle outlets at wall spaces 2' or more with no wall point (exclude door openings) more than 6' from a receptacle outlet, E3801.2. Add a receptacle at the Living Room wall between the terrace door and stairway.
5. Show receptacle outlets at each kitchen counter space wider than 12" with no point along the wall line more than 24" from a receptacle outlet, E3801.4.1.
6. Show all receptacle outlets in garages with ground fault circuit interrupting protection. Label each receptacle GFCI requiring such protection, E3802.
