COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for the areas that have been modified or changed only as no building expansion is proposed.

2. D.S. 2-02.2.1.A.5 Provide the lot bearings on the site plan.

3. D.S. 2-02.2.1.A.5 Based on the most current Assessors Record Map this site comprises two (2) parcels. This said a lot combination is required. Provide a copy of the approved Pima County Combo Request form with your next submittal.

4. D.S. 2-02.2.1.A.5 Based on the most current Assessors Record Map the property lines on the site plan do not appear to be correct. See attached Assessors map

5. D.S. 2-02.2.1.A.6 Provide the heights for all structures on the site plan.

6. D.S. 2-02.2.1.A.8 It does not appear that the handicapped parking meets the requirements for Van Accessible. Provide a fully dimensioned accessible parking area and/or a detail for an accessible vehicle parking space.

7. D.S. 2-02.2.1.A.8 As the parking located on the northwest part of the site does not appear to have ever been permitted provide a fully dimensioned layout on the site plan and/or a detail for a standard vehicle parking space.

8. D.S. 2-02.2.1.A.10 Provide the sight visibility triangles on the plan.

9. D.S. 2-02.2.1.A.12 Show the three (3) required stacking spaces for the drive-thru on the plan.

10. D.S. 2-02.2.1.A.18 Label Oracle Road as an "MS&R/GATEWAY ROUTE".

11. D.S. 2-02.2.1.A.19 Provide a dimensioned right-of-way, including any applicable Major Streets and Routes (MS&R) Plan right-of-way for both Oracle and Limberlost.

12. D.S. 2-02.2.2.A.3 Provide a floor area ratio calculation (FAR) on the plan. Zoning acknowledges that the FAR is not changing.
