COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.


This site is in the HO-3 Zone. Historic review is required (LUC Section 2.8.8.2 & 2.8.8.5). Buiolding setbacks do not meet the minimum required setbacks but could possibly be addressed through the Historic Review Process.

The Development Designator is "L" (LUC Sections 2.4.3.D.1 & 3.2.3.1.C) for a single-family residential (SFR). The Perimeter Yard Indicator is BB and the setback requirement equals the height of the new structure (LUC Section 3.2.6.4).
The proposed height is 13 feet along the south side, a 10 foot setback is proposed along the south side, and 14 foot height along the east and west sides are proposed and a 6 foot setback along the east side and 11.03 foot setback along the west side. The tallest wall height per the minimal drawing provided for review indicates a shed type roof design with the tallest wall height of 14' and the lowest height of 13 feet. The proposed building is designed parallel with the east property line and is skewed along the the west and south property line. It is not posible to determine whether or not the setback can be averaged along the west and south property boundaries due to the lack of information.

Prior to approval by the zoning review section a revised plot plan and elevation drawings with the heights and setback dimensions labeled correctly will be required. A re-stamp from the Historic staff will also be required before zoning will approve the plans.
